HomeMy WebLinkAboutNCOD CHECKLIST CONTENT 05-01-2018NCOD CHECKLIST DEM submittal 116 N BOZEMAN AVE EXISTING BUILT ENVIRONMENT EXISTING BUILT ENVIRONMENT The site of interest is located at 116 North Bozeman Ave, north of the alley between E Lamme St and E Mendenhall St. As detailed in the Historic Property Record, this site was said to be first developed for the Oakwood family in roughly 1877 and dates back to the Village Phase of early Bozeman history. Here the family built a 1 ½-story dwelling, which has since seen various one-story additions and porches. It is reported that very few modern changes have been made to the structure except for roofing material, glazing, and other similar updates. Since this time after various owners through the years, this structure has gone into disrepair. In September of 2016 the City of Bozeman assessed its value as a contributing property to the fabric of one of Bozeman’s Historic Districts and declared the structure a threat to public health or safety. Based on the structure’s condition at the time of the assessment, the concluded that “no reasonable repairs or alterations will remove such threat” because the cost to remove the threat would exceed the value of the structure. In effort to remove the threat to public safety and health, the structure and all existing site features are slated to be demolished following the City of Bozeman’s approval. The development to replace the current structures at the site is still in the preliminary stages of design but will be submitted to the City through another application. Given that this site sits within Bozeman’s B-3 district, the applicant is exploring development opportunities that encourage a pedestrian friendly street frontage and downtown density.
