review application that may be signed by the applicant(s) only.

SUBDIVISON PRELIMINARY PLAT CHECKLIST
GENERAL INFORMATION
The preliminary plat submittal must include the following information. Please refer to Section
38.41.040, BMC for the specific requirements for each item.
1. All information required with the pre-application plan, as outlined in Section 38.41.030
(Subdivision Pre-application Plan), BMC. See checklist PA1.
2. Name and location of the subdivision, scale, scale bar, north arrow, date of preparation, lots and
blocks (designated by number), the dimensions and area of each lot, and the use of each lot, if
other than for single household.
3. All streets, roads, alleys, avenues, highways, and easements; the width of the right-of-way, grades,
and curvature of each; existing and proposed road and street names; and proposed location of
intersections for any subdivision requiring access to arterial or collector highways.
4. The names of adjoining platted subdivisions and numbers of adjoining certificates of survey.
5. An approximate survey of the exterior boundaries of the platted tract with bearings, distances, and
curve data indicated outside of the boundary lines. When the plat is bounded by an irregular
shoreline or a body of water, the bearings and distances of a closing meander traverse shall be
given.
6. The approximate location of all section corners or legal subdivision corners of sections pertinent
to the subdivision boundary.
7. If the improvements required are to be completed in phases after the final plat is filed, the
approximate area of each phase shall be shown on the plat.
8. Ground contours at 2-foot intervals if slope is under 10 percent; 5-foot intervals if slope is
between 10 and 15 percent; and 10-foot intervals if slope is 15 percent or greater.
9. List of waivers granted from the requirements of Section 38.41.060 (Additional Subdivision
Preliminary Plat Supplements), BMC during the pre-application process.
10. Request for exemption from Montana Department of Environmental Quality Review as described in
Section 38.41.040.11 (Request for Exemption from MDEQ Review), BMC.

1) There were no requested waivers from submittal materials. All elements on the
subdivision preliminary plat checklist will be expected with the preliminary plat
submittal.

described, sized to fit field sports. A detailed plan for development of the park
will be required with the preliminary plat. Some discussion of possible

9) Please identify approach for water body(ditch) on western property line of Block
1. Either setback or easement will be needed to meet code. Appears to interfere
with ability to build Block 1, Lot 1 and possibly other lots.
Response: The ditch on the western property line is an unidentified tributary to
Baxter Creek (W-2). More information on this ditch may be found in the
Waters of the US Delineation Report in Section 3.A of this application. The
ditch will be piped A public common open space lot is now proposed for a
detention-basin in the northwest corner of the subdivision, so that only a short
portion of the ditch interferes with Block 1,Lot 1. There is a storm sewer
easement on the portion of Block 1,Lot I that will be impacted by this ditch.
10)Please don't put restrictive covenants that limit daycare, home occupation, require
excessive home size or mandate water consumptive landscaping.

12)Future development of the proposed subdivision will be subject to review for
compliance with the municipal code and all associated supporting and
implementing documents,Montana Subdivision and Platting Act, and the
Bozeman Community Plan, esp. Chapter 15.

1) The proposed project is within the Meadow Creek Sewer Payback District. The
applicant must pay the assessment associated with the parcel prior to final plat
approval. The applicant is advised to obtain a copy of the Meadow Creek Sewer
Payback District Agreement,which may be obtained at the City Engineering
office to review the assessment cost associated with the development parcel.
Response: The applicant acknowledges this comment.
2) The applicant must provide a traffic impact study with the preliminary plat
submittal.
Response:A traffic impact study is provided in Section 3.L of this application.
3) The applicant proposed half streets on Graf Street and S. 27th Avenue. City
policy does not allow half streets. Graf Street and S. 27th Avenue must be
constructed to the full collector street standard as defined in Appendix K—
Corridor Striping Plan of the City of Bozeman Transportation Master Plan and the
City of Bozeman Design Standards and Specifications Policy.
Response: We are currently negotiating easements to develop Graf Street as a
full collector, and also negotiating easements to develop S. 27th Ave as a full
collector from Graf Street to Luzann Lane before it tapers to a half street.
Easements could not be obtained to build S. 27th Ave in its entirety as a full
street section. The proposed easements are shown on the preliminary plat.

4) The City PROST plan identifies the need for a shared use path on the north side of
Graf Street. The applicant must construct the shared use path per PROST Plan
and City of Bozeman Transportation Master Plan requirements.
Response:A shared use path will be constructed per the PROST Plan on Graf
Street
5) A 1-foot no-access strip will be required along Graf Street and S. 27th Avenue.
Response:A I'no-access strip is provided along Graf St and S. 27th Ave.
6) The applicant must clarify the Phase III phase line. The full street section of
Bennett Boulevard must be constructed in this phase.
Response: The phase III line has been clarified and includes a full section of
Bennett Boulevard
7) The applicant must provide all off-site easements prior to preliminary plat
approval.
Response: The applicant acknowledges this condition. Draft easements are
provided on the preliminary plat.
8) The applicant must provide a second egress from the subdivision. The only
proposed egress is through the intersection of Graf and 27th.
Response: The intersection of Graf St. and 27th will be fully constructed, and
egresses are provided to the subdivision off of full sections of both Graf Street
and S. 27th Ave.
9) A stormwater drainage/treatment grading plan and maintenance plan for a system
designed to remove solids, silt, oils, grease, and other pollutants must be provided
to and approved with the preliminary plat application. The plan must demonstrate
adequate site drainage (including sufficient spot elevations), storm water
detention/retention basin details (including basin sizing and discharge
calculations, and discharge structure details), storm water discharge destination,
and a storm water maintenance plan.

10)The applicant must construct a 12-inch water main in the Graf Street alignment
and in the S. 27th Avenue alignment per the City of Bozeman Water Facility Plan
Update (2017).
Response: Twelve-inch water mains are proposed in Graf Street and S. 27th
Ave alignments. A water main design report is provided in Section 3.J of this
application.
11)The proposed water system to the subdivision relies on a single point of
connection to the City's water system at the intersection of Graf and 27th. The
applicant must construct a second connection to the water system (some options
would be to loop a water main to existing mains in Enterprise Boulevard, Kurk
Drive, or the intersection of Stucky and S. 19th).
Response: Two points of connection are proposed at the intersection of S. 271h
Ave and Graf Street, which will be isolated via gate valves to provide separate
connections.
12)The applicant must construct sanitary sewer stubs to the adjacent property
boundaries where appropriate to allow future extension of utilities to adjacent
properties.
