Dear Ms. Landon:
InteResources Planning, Inc. has conducted a basic historic evaluation of the subject property for documentation related to a proposed demolition permit.
Introduction:
The two historic structures/properties are located at 921 and 917 West Babcock Street, Bozeman, at and near the northeast corner of the intersections of West
Babcock Street and South 10th Avenue. The properties are legally defined in deed
records as Lots 25 & 26, Block H (921 W. Babcock) and 60 x 138’ West & Adj to
Lot 14, Block G (917 W. Babcock), both in Section 12, Township 2 South, Range 5 East, Story’s Addition in Bozeman, Gallatin County, Montana. .
The properties and related structures are currently not located within a listed
National Register Historic District, but are located within the Conservation Overlay area. The Conservation Overlay is defined by the City of Bozeman to consider historic properties for possible future nomination to the National Register of Historic
Places.
During the period of August 25 and September 5, 2013, staff of InteResources
Planning, Inc., conducted a basic level on-site historic architectural inspection of the structures at the subject address. Additionally, basic level historic research for
August 10, 2013 Page 2
the same property was completed. The goal of the project was defined to collect a
basic amount of historical architectural and historical information to complete the Montana Historic Property Form prior to demolition of the building.
Scope of Study:
Basic historical architectural investigation and historic document research to support this project included:
1. On-site architectural examination and photo documentation of the structures on
the property.
2. Historic document research including,
· Research of Deeds, Gallatin Co. Courthouse,
· Research of Bozeman Sanborn Fire Insurance Maps (1884, 1889, 1890, 1891, 1904, 1912, 1927, 1927/rev. 1943), InteResources Planning Library,
· Research of Polk and other city directories for Bozeman, Bozeman Public
Library and InteResources Planning Library,
· Research of Water and Sewer Permit Records, Bozeman Department of
Sanitation,
· Research of other readily available historic records and compiled information, InteResources Planning Library.
All notes, records, copies and photographs related to this project will be permanently
filed in the archives of InteResources Planning, Inc.
Findings:
All information resulting from this investigation and evaluation is summarized on the two attached Montana Historic Property Forms, one for each property. The forms include all necessary photographs, sketch maps, location maps, as well as copies of pertinent
historic maps and records.
The residence dwelling and detached garage at 917 W. Babcock was constructed in 1950-53. Although the structure retains many original architectural elements of design and construction, significant alterations and deterioration have occurred to warrant a
finding of minimal to no historical architectural integrity.
The residence dwelling, detached garage, and detached shed at 921 W. Babcock was
constructed in 1905-06. Although the structure retains many original architectural

It is the professional opinion of the staff of InteResources Planning, Inc., that no significant association with historic events or persons has been found to meet the criteria
for nominating the property to the National Register of Historic Places, or to contribute to
the definition of an historic district.

The structure is a simple, 1950s vernacular (possible Ranch-Style Variant), single-story with basement, single-family residence with
detached one-car garage, offset from the residence. The structure is a simple square floor-plan with slight offset of the front (south) façade forming the entrance area to the house. The front of the residence faces south along the north side of West Babcock Street, east
of the intersection with 10th Ave. The residence structure’s footprint measures approximately 28 x 28 feet with a simple concrete porch and steps at the main entrance on the south façade. The offset at the south façade extends 4-feet south of the south wall of the
structure and extends approximately 22-feet west of the southeast corner of the building. The structure has a gable roof with a north-south ridge-line, exhibiting gently sloping gables at the front and rear of the building. The front offset of the building also exhibits a
north-south ridge gable roof slight vertical offset. The two ridgelines are also offset, placed at the midline of each portion of the structure. The building has a concrete foundation with small, at-grade windows. The roof covering consists of recent composition
shingles. The rear (secondary) entrance to the house is located on the east wall near the northeast corner and enters the kitchen. Fenestration consists of double-hung wood-sash windows with 3-over-1 lights. Some of the windows have exterior aluminum-framed
storm windows. One large picture-window is situated at the front (south) façade/wall of the living room, immediately to the east of the main entry. The front living room window and east side door has installed aluminum shade awnings. The residence structure was
sided with asbestos sheeting (recently removed), overlaying felt-paper and 1 by 10” cut-lumber unfinished horizontal sheathing boards beneath.
A small detached single-car garage with flat roof is located immediately adjacent to the northeast corner of the residence. The garage
is covered with asbestos siding (resently removed) over 9-inch wide tapered clapboards (tapering from 3/16” to ¾” at the bottom edge). The garage is situated on a concrete pad, and has a modern roll-up door, and a single entry door near the north end of the west
wall.
Due to ongoing asbestos removal and abatement at the structure, access to and documentation of the interior was not carried out.
No additional specific historical/architectural information was found regarding the structure located at 917 W. Babcock St.

History of Property

HISTORY OF PROPERTY
The residence structure at 917 W. Babcock St. is situated on the lot defined as the 60’ by 138’ west of and adjacent lot 14, Block G of
Story’s Addition to Bozeman. The Story Addition was filed in Gallatin County in 1872 and comprised several blocks along the then county road extending west of the defined west end of Main Street in Bozeman.
The 1904 Sanborn Map indicates that S. 10th Street, north of W. Babcock was located approximately 60-70 feet east of the existing intersection. By the time of publishing the 1912 Sanborn Map (or earlier), S. 10th Street extends northward from West Babcock on the same alignment that existed south of Babcock, thus making the area once noted as a street and now occupied by the structure at 917
W. Babcock St. a developable lot. The first apparent deed transferring the land including the lot on which 917 W. Babcock is now located was filed by H. B. Landoe to
Herbert T. Porter in 1948 (Deed Book 97, Page 471, Gallatin County Clerk and Recorder). Mr. Landoe was apparently the person who consolidated all of the extraneous parcels of land that consisted of former road right-of-ways defined earlier as S. 10th Avenue.
The first Polk’s City Directory for Bozeman to indicate a residence at 917 W. Babcock was published for the year 1954. That record indicates that a Mrs. Amanda E. Quist (widow of Charles Quist) was the owner of the house in 1854 (Polk 1954: 187), and probably as early as 1953 when the information for the directory was compiled. The 1954 directory also indicates that a Clayton Barkhoff and
his wife, Mary E. Barkhoff, resided (possibly as a renter) at 917 W. Babcock along with Amanda Quist. There is no reference to a residence at 917 W. Babcock in the city directories prior to 1954. U.S. Census Records for 1950 and 1960 have not been made public as of the time of writing this report. A summary table of owners and residents at 917 W. Babcock is attached to this report.
Gallatin County deed records show that Amanda E. and Charles Quist purchased the subject lot in June of 1950 (Deed Book 109, Page 93, Gallatin County Clerk and Recorder). Hence, from this limited information, it is most likely that the structure that today stands at
917 W. Babcock Ave., was built by the Quists sometime between 1950 and 1953. The most recent available U.S. Census data indicates that Charles A. Quist and his wife Amada E. Quist (and four children) lived at
706 S. 9th St. in Bozeman in 1930 (U.S. Bureau of the Census, Fifteenth Census of the U.S.: 1930, Enumeration District No. 16-8,
Election Precinct 5, Bozeman City, Montana, Sheet 8-B). At that time, Mr. Quist was identified as being 60 years of age, born approximately 1870 in Sweden, immigrated to the U.S. in 1887, and was employed as a carpenter. Amanda Quist was listed in 1930 as
being 45 years old, and born in Iowa of parents from Sweden. Their children were sons Umber (?) and Raymond J. and daughters Eva P. and Helen E. It is interesting to note that in 1930 Mr. Quist’s occupation is listed as “carpenter,” hence it is possible that he built supervised the building of the structure on the subject property.
Beginning with the 1956 Polk’s City Directory for Bozeman, and through 1980, Clayton and Mary Barkhoff are listed as the sole residents of 917 W. Babcock, although deed records show that the property was owned by Amanda Quist 1963, when she sold the
property to the Barkhoff’s. Through the Barkhoff’s tenure at the property, Clayton’s occupation was listed as a janitor and custodian at Montana State College, and Mary’s occupation was that of a telephone operator, first for Montana State College, and later for the local telephone company.
No additional specific historical information was found regarding the structure located at 917 W. Babcock St.

STATEMENT OF SIGNIFICANCE
The following information is provided as a recommendation regarding National Register eligibility:
The structure located at 917 West Babcock Street, Bozeman, was built sometime between 1950 and 1953 as the first structure
on the property. The residence structure, detached garage, and related residential property lack historic significance or
physical integrity to recommend for listing on the National Register of Historic Places. Cursory historical research related to
the subject property does not yield any association with important historic figures or events of a defined local, regional, or
national context.

The residence structure and detached garage exhibits historic/property integrity based on its original location, design,
neighborhood setting, workmanship, feeling, and association to the Post-WWII residential neighborhood development in
Bozeman. Integrity of original materials, architectural fabric, and details is somewhat intact with much of the structure’s
fenestration, original floor-plan as designed. Some alterations have occurred that diminish the overall integrity of the
structure, including interior remodel, and removal of original asbestos siding.

The structure is a simple, 1 and ½ story American Four-Square style vernacular single-family residence with detached one-car garage
(probably not original) and detached shed/possible chicken coop (probably not original). The structure is a simple floor-plan with enclosed porch on the front (south) façade and an enclosed room expansion at the rear (north) side. The front of the residence faces
south along the north side of West Babcock Street, at the northeast corner of the intersection with 10th Ave. The residence structure’s footprint measures approximately 24’ 4 ½” along the front (south) and rear (north) x 28‘ 3” along the sides. The front enclosed front
porch measures approximately 6’ 5” deep (north-south) x 14” wide (east-west) and is constructed flush with the east wall of the structure. The rear addition measures approximately 6’ 2” deep (north-south) x 17’ 10” wide (east-west) and is constructed flush with
the east wall of the structure. Early Sanborn Maps depicting the structure indicate that porches of different dimensions existed at various times in the past.
The structure has a gable roof with a north-south ridge-line, exhibiting gables at the front and rear of the building, each with full-size
double-hung sash windows allowing light to the upper floor. The roof covering consists of recent composition shingles. A single triangular dormer with one double-hung sash window is situated on the north side of the roof, approximately mid-way on the north-
south length of the structure. The rear (secondary) entrance to the house is located on the north wall of the room addition at the north end of the building. Original fenestration consists of 1-over-1 double-hung sash windows. Some more recent windows and egress
doors have been added to the front and rear of the house. Some of the windows have exterior aluminum-framed storm windows applied. The residence structure was sided with asbestos sheeting sometime during the mid- to late-20th century (recently removed).
The recent removal of asbestos sheeting has revealed modern felt-paper vapor barrier, overlaying the original Dutch-Cove wood siding dating to the original construction of the house. Front and rear additions also have Dutch-Cove siding, but corner and seam
joints intersecting with the original main portion of the house indicate that the additions were constructed after the original structure.
A small detached single-car garage with gable roof is located to the north and slightly west of the residence. The roof ridge-line of the garage runs east-west. The garage is sheathed with Dutch-Cove siding, similar to the original exterior wall treatment of the house. The
garage is situated on a concrete pad, and has a hinged-door on the east side. The east gable end of the garage also has an entrance door and is covered with a simple framed shed roof supported by 3, 4 x 4” wood posts. A simple shed-type structure, possibly a former
chicken coop is located near the north (rear) lot line to the northeast of the garage.
Due to ongoing asbestos removal and abatement at the structure, access to and documentation of the interior was not carried out. A view through windows shows that the interior walls on the first floor are constructed of plaster and lath, covered by modern gypsum
board and manufactured paneling.
No additional specific historical/architectural information was found regarding the structure located at 917 W. Babcock St.

History of Property

HISTORY OF PROPERTY
The residence structure at 921 W. Babcock St. is situated on Lots 25 & 26, Block H of Story’s Addition to Bozeman. The Story
Addition was filed in Gallatin County in 1872 and comprised several blocks along the then county road extending west of the defined west end of Main Street in Bozeman.
The 1904 Sanborn Map indicates that S. 10th Street, north of W. Babcock was located approximately 60-70 feet east of the existing intersection. By the time of publishing the 1912 Sanborn Map (or earlier), S. 10th Street extends northward from West Babcock on the same alignment that exists south of Babcock. No structure appears on the subject lot on the 1904 Sanborn Map, as it is within the road
right-of-way for S. 10th St., north of Babcock. A residence structure of approximately same layout and configuration as that found today at 921 W. Babcock St. first appears on the 1912 Sanborn Map. The structure depicted on the 1912 map is noted as a 1½ story dwelling with full-width one-story porch on the front (south) side and a full-width one-story rear room along the north side. Beginning
with the 192 Sanborn Map, the residence structure at 921 W. Babcock Ave. is listed with the address of 917 W. Babcock. The 1921 version of the Sanborn Map shows the same lot and structure with a dual address of 921/917 W. Babcock. It is apparent that the 921 was used to add an address when the second lot to the east (now with the address of 917) was added.
The first apparent deed transferring the land including the lot on which 929 (originally 917) W. Babcock is now located was filed by Elias Story, Jr. to Nelson Story in August of 1888 (Deed Book 17, Page 125, Gallatin County Clerk and Recorder). The ownership of
this and various area lots in the Story Addison from 1888 until 1904 reflects the early subdividing of the blocks by the Story family. The first transfer of lot to an individual other than the Story’s was in June of 1904 when Walter P. Story, et ux, sold Lots 1,2,25, and
26 of Block H to Ellen Williams (Deed Book 34, Page 486, Gallatin County Clerk and Recorder). In May of 1906, a deed was
recorded to transfer via sale of Lots 1, 2, 25, and 26 from Mrs. Ellen Williams to Jennie E. McLeod (Deed Book 35, Page 542, Gallatin County Clerk and Recorder). A summary list of all discovered deed transfers for the property is included is included as an
attachment to this report. The first Polk’s City Directory for Bozeman to indicate a residence at 921 (originally 917) W. Babcock St. was published for the year
1906-07. That record indicates that a Henry M Catron, a farmer, was a resident in the house (Polk 1906: 70). A search of the same
1906 directory for the name of Jennie E. McLeod (as noted in the 1906 deed above) shows that Mrs. McLeod, widow of John McLeod (died Oct. 2, 1905) resided at 1108 W. Babcock. Hence, the first residents of the structure appear to be the Catron’s in 1906, or as
early as 1905. The directories for 1908-09 and 1910-11 show that Jennie McLeod was the owner of 921 (originally 917) W. Babcock. Additional owners and residents for the property as listed in Polk City Directories for Bozeman are listed in a summary table as an attachment to this report.
The 1900 U.S. Census shows that John McLeod, a farmer, his wife Jennie and their four children owned and lived at 536 West Lamme Street in (U.S. Bureau of the Census, Schedule No. 1 - Population, 1900, Enumeration District No. 187, Bozeman, Montana,
Sheet 17). At that time, Mr. McLeod was identified as being 52 years of age, born approximately 1848 in Canada, immigrated to the U.S. in 1869. There are no original Bozeman City sewer and water hook-up applications listed for this structure, hence a better original construction
date is not known. No additional specific historical information was found regarding the structure located at 917 W. Babcock St.

The following information is provided as a recommendation regarding National Register eligibility:
The structure located at 921 West Babcock Street, Bozeman, was built sometime between 19905 and 1906 as the first
structure on the property. The residence structure, detached garage, shed, and related residential property lack historic
significance or physical integrity to recommend for listing on the National Register of Historic Places. Cursory historical
research related to the subject property does not yield any association with important historic figures or events of a defined
local, regional, or national context.

The residence structure, detached garage, and shed exhibit historic property integrity based on its original location, design,
neighborhood setting, workmanship, feeling, and association to early 20th century residential neighborhood development in
Bozeman. Integrity of original materials, architectural fabric, and details is somewhat intact with much of the structure’s
fenestration, original floor-plan as designed. Some alterations have occurred that diminish the overall integrity of the
structure, including interior remodel, and removal of original asbestos siding.
