Additionally, program elements such as artists, makers etc. help foster a sense of place.SUPPORT INFILL DEVELOPMENT THAT PROVIDES ADDITIONAL DENSITY AND RESPECTS CONTEXT Th e location of the site and surrounding existing infrastructure created a great opportunity for infi ll in its truest sense. Th e massing and scale of the buildings go further to respect the unique context of the site by maintain 3 stories while still adding the needed density to achieve aff ordable housing goals and reduce the impacts of sprawl on our community.PROMOTE ENVIRONMENTALLY SOUND BUILDING & PLANNING TECHNIQUES Th e project meets LEED ND standards and incorporates several sustainable design techniques. Th e use of underground parking, close proximity to services, additional bike and multi modal transportation options and greenroofs all add to the best practices of environ-mentally sound design and planning.PROVIDE SAFE, HEALTHY PUBLIC TRANSPORTA-TION FACILITIES AND INFRASTRUCTURE Th rough the creation of additional public infrastructure and pedestrian plazas and walks a healthier neighborhood plan has been de-veloped through this project. Additionally the nature of this infi ll development will decrease the need for automobiles and will contrib-ute to a more walkable communitySUPPORT ARTISTS AND PROVIDE OPPORTUNITY FOR PUBLIC ART Providing opportunities for artist residences and studio spaces and will incorporate public art in the plaza spaces will help to support local artists and overall impact of art in our community.RECOGNIZE IMPORTANCE OF BRIDGER VIEW SHED AND NEIGHBORHOOD IMPACTS By keeping the buildings on the perimeter to maximum of 3 stories and breaking up the buildings into several smaller buildings rather than one large one to maintain view angles through the site.PROMOTE SECURE PUBLIC OPENSPACES, POCKET PARKS, URBAN ROOMS, PLAZAS AND PUBLIC GATHERING SPACES Th e project has over 20,000 SF of public plaza spaces and nearly a 1/4 mile of pedestrian walks that will be improved with this proj-ect. Additionally the through connections on site will increase the walkablity of the neighborhood. ENCOURAGE THE INCLUSION OF AFFORDABLE HOUSINGTh e project provides 20% of the units at aff ordable rates and the balance of units are intended to be attainable at 100% AMI. Th e goal of both aff ordable and attainable housing is at the center of this project and will go a long way towards providing the needed housing stock for Bozeman.CREATE A BROAD RANGE OF HOUSING TYPESTh e project includes a range of housing types and sizes, from 2 bedroom townhouse fl ats, as well as 2 bedroom, 1 bedroom, studio and effi ciency apartment units. Th is ranges will meet the needs of a very broad demographic and keep the neighborhood vibrant.NEIGHBORHOOD DESIGN AND HUMAN SCALE Th e project fi nds the right balance of the need for development to provide housing, offi ces, and artists spaces while keep the scale of the overall development compatible with the neighborhood and provides a human scale. Th is is done by keeping building heights to three stories, placing parking underground, and breaking the buildings into small clusters that will provide the human scale.STRATEGICALLY INVEST IN URBAN RENEWAL Th e site is located at the center of the Northeast Urban Renewal District and as through this development several of the conditions of blight and the much needed infrastructure will be completed. Th is will promote the long term goals of the district and contribute signifi cantly to the overall economic development needs of the City.GOALS: ALIGNMENT WITH DISTRICT PLANS AND VISION NE GOALS

BOZEMAN DESIGN OBJECTIVES PLAN 2005ALIGNMENT OF DESIGN OBJECTIVES AND FINDINGSNEIGHBORHOOD DESIGN GUIDELINES OBJECTIVES FOR NEIGHBORHOOD WIDE DESIGN: Each development should help to achieve a sense of neighborhood. Projects should be planned to relate to adjoining properties in a positive way, by promoting connections among properties where appropriate Highlight landscape and views. Properties should be planned to emphasize landscaped areas and frame important views FINDINGS: Th e Cottonwood and Ida project at its core is both creating and contributing to the sense of place in the Northeast. Th e inclusion of large public spaces that connect with adjacent properties provides great connection to the adjacent neighborhood. Th is openness and by breaking the buildings down into smaller buildings within the larger project opens opportunities for views between buildings and to the mountains beyond. Addi-tionally great eff ort has been taken to reduce the overall mass, scale and height of the buildings by placing all of the parking below grade. Th is allows us to maintain an overall building height of three stories through-out most of the project. We feel that another important view is of the historic Misco Mill building and as such have placed a large open plaza adjacent to this in order to enhance this view. SITE DESIGN GUIDELINES OBJECTIVES FOR SITE DESIGN: Provide positive outdoor public spaces Provide landscaping that refl ects the Bozeman region Provide landscaping that enhances views from the public way Provide landscaping that enhances pedestrian activity within the site FINDINGS:Th e Cottonwood and Ida project creates many varied public outdoor spaces within the development and in doing so achieves the objectives for the site design standards. Specifi cally the large plaza space adjacent to the Mico Mill will be a key focal point for the neighborhood. Th ese plazas and greenways will further the objective of enhancing pedestrian activity within the site. While the actual landscape plan has not been developed the goal of our project is to be responsive to features and planting that refl ect the region and are environmentally responsible. By breaking up the buildings we have created the opportunity for views from the public way into the sites greenways and plazas. BUILDING DESIGN GUIDELINES OBJECTIVES FOR BUILDING DESIGN: Achieve high quality design. Buildings should convey a high quality of design, in terms of materials and details as well as a consistent organization of forms and elements Refl ect the design traditions of Bozeman. Promote buildings that fi t with the natural setting Promote buildings that refl ect pedestrian scale FINDINGS:High quality design is paramount to the success of the Cottonwood and Ida project and will be refl ected not only in the use of materials but additionally through superior urban design strategies. Th ese include but are not limited to buildings that refl ect pedestrian scale, keeping the scale of the buildings at three stories will achieve this pedestrian scale and will fi t within the mixed use industrial district. SIGN DESIGN GUIDELINES OBJECTIVES FOR SIGN DESIGN: Provide signs that convey the overall design objectives of the corridor (place) Reduce sign clutter. Provide signs that complement building and site designs (compatible materials) FINDINGS:While a full sign plan has not be completed for this project as of yet, it is our intent to employ the most creative and thoughtful sign and wayfi nding approaches consistent with both the Design Objectives plan and best urban design strategies.
