This simple multi-level commercial building is comprised of two connecting building masses that were
originally designed to serve three programmatic functions; retail, offices, and storage of building material.
The two masses are arranged with the retail (main level) and office components occupying the two-story
mass facing Mendenhall Street and warehouse storage on the north half of the property. A full basement
c level was used for storage. Directly to the north across the alley from the warehouse is the Kenyon Noble
S outdoor material storage yard used by the warehouse and retail store.
- The architecture of the southern retail/office structure is also a post and beam concrete structure with a
• ground floor level, second floor level, and an additional basement level. Both the floor and roof structure
are made of prestressed concrete double tees spanning 51'from the southern wall to the shared
warehouse concrete shear wall. The infill walls at the first floor level are comprised of unreinforced
concrete masonry units and at the second level are in filled with spandrel panels. The interior of the first
Q and second floor levels is separated by traditional framing and wallboard materials with different panelized
drop ceilings throughout. The basement of the structure is an open floor plan wyh`a concrete slab floor .
and exposed unfinished concrete wall and ceiling surfaces. (I ba v 'Cl✓V► e 6✓l(✓t `
caL-d Q-
The exterior of the structure has undergone some noticeable and significant changes since its initial
4 design and construction. A significant portion of the exterior walls are now covered in a reddish colored
stucco finish that obscures the original textured concrete walls and concrete blocking drawn in the original
construction documents from 1956. Some of the exterior walls on the south western side of the building
ZA
have also since been covered over with wide diagonal lap siding and CMU infill where there once existed
storefront glass windows. The second floor level of the building features fixed aluminum windows in triple
r/1 panel configurations across the entire southern wall. Attached to the western side oft ffice/retail
structure is a tall single level corridor that connects the parking lot of the building t the house
structure through a very large overhead door. The flat roof structure is covered in a EPDM of membrane _ '1
and weighted down by gravel ballast. wwo t5
The architecture of the northern warehouse structure is defined by its barrel roof form, exposed concrete
structure, and translucent fiberglass wall panels. The design of the Kenyon Noble warehouse is typical of
reinforced concrete post and beam construction technology that was common during its era.The structure
is supported by concrete foundation walls and features a poured in place concrete floor that extends
y throughout the warehouse. The exterior reinforced concrete supporting columns and infill walls are
. smooth in texture and void of any ornamental detail with the exception of indentations made by the
concrete formwork used to pour the concrete walls, engaged columns, and beams. The vaulted roof of the
warehouse is comprised of multiple bowstring trusses spanning 65' supporting 4x6 spruce decking with an
U exterior membrane layer that in recent years was covered with an additional steel roof surface. Translucent
uninsulated corrugated panels are located on the east, west, and north sides of the building above
V) concrete infill panels to allow daylight into the warehouse space. Large modern overhead doors are
located at the southeast and northwest corners of the warehouse structure.
The original plans showed the building fronting the sidewalk on East Mendenhall Street and a significantly
larger vaulted warehouse. Before construction the plans were changed by the owners to provide one row
of surface parking at the front of the building. The warehouse span was shortened approximately 36' to
accommodate this late change. Several other structural deviations are evident when comparing plans and
existing conditions, including elimination of columns.

HISTORY OF PROPERTY ❑ See Additional Information Page
The southern half of the Original Bozeman Townsite's Block G was historically used for a variety
of commercial uses with records dating back as early as 1889.
i As seen in the Sanborn Maps just after the turn of the century, the southern half of Block G
J— evolved to become a multiuse block with the presence of a livery on the corner of Mendenhall
Q Street and Black Avenue, two dwellings to the north facing Black Avenue, while the core of the
S southern half of the block was used as a corral. Wagon sheds originally flanked the corner of
Tracy and Mendenhall.
2n In the 1927, a carpenter's shop occupied the southeast corner while the remainder of the block
saw the addition of two more dwellings along North Tracy Avenue.
. The 1927-1943 Sanborn Map shows the evolution of the business types where the livery and the
— carpenter's shop became storage for automobile and building materials, while on the rest of the
2-- block, one of the original dwellings was replaced.-with-a gas station (presently Straightaway
Motors).
.
j The 24,000 square foot three leve( concrete building was commissioned ad occupied by Kenyon
VI) Noble soon after it was built in 1968. The architect was Fred Willson.; riginal drawings exist;
however, note that there are several significant discrepancies betweerf the original drawings and
the constructed building.
The 15,000 square foot warehouse was likely unique for it day, as it afforded the opportunity for
`n patrons of Kenyon Noble to `drive through' the building. Y )D
In 2006, Kenyon Noble relocated to Oak Street and the property has remained largely vacant since.
