Concisely,accurately,and completely describe the property and alterations with dates. Number the buildings and features to

The L-shaped structure was built in 1963 as the Imperial "400" Motel. At the street front is
a two story `butterfly' roof structure which housed the motel office on the ground level and
two larger motel rooms on the upper level.
Color postcards show the Imperial "400" Motel in it's earliest years. The most notable
differences are signage and the presence of an in-ground swimming pool and
surrounding concrete block wall.
Note that a later addition was made at the northeast corner of the building which provides
a ground level entry, but no accessible route, to the main floor of the structure. The
remainder of the structure houses the majority of the motel rooms and accessory spaces.
It is primarily concrete block construction and has a second story balcony/walkway with
metal railings and a low pitch membrane roof.

The Sanborn Maps visually portray some of the history of the site. In 1889, several smaller buildings
occupied the site and were likely related to the Flanders & Lansing Lumber Yard which later became S.C.
Kenyon's Lumber Yard. The 1912 Sanborn Map reveals new tenants including a taxidermist, a picture
framing establishment and offices. The 1927 maps show a locksmith and welding shop. Finally, the
1927-1943 map shows a new larger multi-tenant structure.
The Imperial 400 Motel was constructed in 1963. The Imperial 400 was a franchise motel that began in
Los Angeles. The original prototype was designed by Southern California architects, Palmer& Krisel. The
Architect of Record for this particular building is unknown.
In 1984, James R. McDonald Architects, PC completed the Montana Historical and Architectural Inventory
for the subject property which included the following narrative: "This detached two-story commercial
structure has an L-shaped plan around a fenced swimming pool. The asymmetrical fagade consists of a
glass front entrance with a series of sliding aluminum windows and paneled doors to the various
apartments. The second floor balcony is protected by overhanging eaves. The concrete block construction
is painted and has metal railings and a flat roof."The inventory further lists the property as a
"non-contributing"element within the overall district.
The entire hotel was approved for demolition in 2007 pending approval of a new larger scale hotel.
Financial issues proved to be a major stumbling block for development of the new hotel. In the summer of
2010, the property owner, Thomas Mosser passed away. The property has remained vacant and has
fallen into disrepair over the past few years.

The Imperial 400 Motel was constructed in 1963 making it 48 years old as of the writing of this
report. This building is an example of mid-century modern design. While the history of the
Imperial 400 Motel hotel company interestingly represents the growing post World War II trend of
vacationing by car and the growth of the interstate highway system, this building is not unique. In
fact, it is one of many structures based the original prototype that was built on Sunset Boulevard
in Los Angeles, CA. There are similar hotels throughout Montana and the western United States.
The Imperial 400 Motel is an example of early franchise architecture.
The period of significance for the Main Street Historic District is 1870-1937 therefore, the hotel is
a non-contributing element of the district.

The Imperial 400 Motel is located near the perceived edge of Bozeman's Downtown. Unlike most
of the structures on Main Street, only a small portion of the "L" shaped building touches the
sidewalk. A parking lot occupies the majority of the lot.
The building has been vacant for the last few years and has fallen into visible disrepair. The
structure was inspected by Nishkian Monks Structural Engineers. A report describes their findings
and makes recommendations for upgrading certain structural connections and replacing the
exterior balconies. The existing building stairs and railings do not meet current building code
requirements. Uninsulated concrete block construction and single pane glazing is in need of
upgrading in order to improve the energy efficiency of the building. At least one seam in the roof
membrane is visibly open and allowing moisture to enter the building. Several roof edges are
detached and the gutter system needs attention.
