The house is a single-story, wood-framed structure on a high concrete foundation. According to tax assessment records, the building was constructed in 1923, but this is unconfirmed; the unusually high foundation suggests the possibility that the house was moved to this site. The building is rectangular in massing and largely vernacular, although the exterior cladding and a portion of the window arrangement is suggestive of the Craftsman architectural style. Walls are clad with narrow-exposure lapped wood siding, and the gabled roof is surfaced with asphalt shingles. A red-brick interior chimney is present. The west elevation is marked by a rectangular bay below a gabled roof. The fenestration pattern of the building is at least partially non-historic, with large, single-light picture windows and modern one-over-one double-hung units present. There is a large, non-historic wooden deck at the south elevation of the house. The garage is a large, single-story wood-framed structure on a concrete foundation. Tax assessment records indicate that the building was constructed in 1967. Walls are clad with wide-exposure lapped hardboard siding, and the gable roof is surfaced with wood shingles. The building's south elevation includes a paneled wood, 2-car overhead garage door with a horizontal band of windows across the panels. A half-light person door is to the left (west) of the garage door. MONTANA HISTORIC PROPERTY RECORD PAGE 3 1'i-opco\ Name: Alford and Mamie Yergey farmhouse Site Number: 24 GA 1835 HISTORY OF PROPERTY ❑ See Additional Information Page During the first half of the twentieth century, this house was at the southern end of an 80-acre tract of land used for agricultural purposes—one of a number of similarly sized tracts in the immediate area. By the late 1910s, the land was owned by a local man named John Herbert Howell, who farmed the land but apparently did not live on it. City directories of the era show Howell's address as 1510 West Babcock, and the estimated value of this 80-acre tract at $10,000. A series of land transactions in the early 1920s saw the property briefly owned by a woman named Harriet Ruffner Greiser. Deed records show a variety of out-of-state addresses for Greiser, and her role in the property's history is unknown. It is possible she was a representative of a finance or land investment company. County tax assessment records indicate that this house was constructed in 1923, and if true, the building was constructed during Greiser's ownership. This estimate may not be correct, however, and it is also possible that the house was moved to this location after its construction. The property was purchased by Alford Yergey in 1925, and he owned the land until 1954. Yergey had a local dairy, and also operated a real estate office for a time; like Howell, period directories listed his address as 1910 West Babcock. If the house existed at this location during Yergey's years of ownership, it was possibly used as a rental property. The historic 80-acre tract was first subdivided in 1954, when the smaller parcel containing this house was sold to Bernard and Marie Brooks. Although the narrow-exposure lap siding and some of the window arrangements suggest the Craftsman architectural style, the building's overall form is not wholly reflective of that style. In size and overall form, however, the house is reflective of early twntieth-century residential architecture in Bozeman. Overall, the building displays a greatly-diminished level of architectural integrity. The building's original fenestration pattern has been substantially altered, and a modern deck has been added to the north elevation. In addition, the building's unusually-high foundation suggests the possibility that it was moved to this site. The garage building on the property is less than 50 years old, is not architecturally compatible with the house, and is visually prominent on the site. Due to the loss of integrity reflected in the above statements, this building is not eligible for the National REgister of Historic Places. Though the house at the site retains its historic massing, the building the building's fenestration pattern has been substantially altered, and a large exterior deck has been added to the building. In addition, it is possible that the house was moved to this site at an unknown date. The garage on the site is a modern, non-contributing resource, with a scale that visually overshadows the house.
