Concisely, accurately, and completely describe the property and alterations with dates. Number the buildings and features to

This site consists of two buildings: a house (feature 1), and a garage (feature 2). Based on visual clues, the house
may date from ca. 1950, and the garage from ca. 1970.
The house is a single-story, wood-framed vernacular building on a concrete foundation. The building includes a
rectangular, hip-roofed mass at the front(south), as well as a large, gable-roofed wing extending to the rear(north).
Although not documented, it is possible that the gabled wing postdates the hipped mass. The hipped portion of the
building includes a short gabled wing extending to the south, along with a small gabled overdoor/entry area. The entire
building is clad with horizontal lapped siding. At the time of inventory, the building was in the process of being reroofed
with asphalt shingles.
The fenestration pattern of the house appears to be largely historic. Most windows are one-over-one double-hung
units. A large, single-light picture window is centered on the end of the south wing. A small, multi-light octagonal
window in this gable end provides the only significant architectural ornament to the building. Both the front door(to the
south) and the rear door(east) are modern half-light units.
A large, modern wooden deck has been added to the front of the house, substantially altering its visual appearance.
The east door opens to a smaller, modern deck.
The Feature 2 garage is a large wood-framed, gable-roofed structure, on a concrete foundation. Exterior walls are clad
with wide-exposure lapped hardboard, and the roof is surfaced with asphalt shingles. There are two paneled-wood
overhead garage doors on the front (south) elevation, and double-hung windows on the east, west, and north
elevations. Visible seams in both the siding and roof materials indicate that the garage was extended to the north at an
unknown date.

Located near the western edge of the City of Bozeman, the area surrounding this site was likely used for agricultural
purposes throughout the late 19th and early 20 centuries. The land received irrigation water frorn the Farmer's Canal,
which ran near the south and east boundaries of the tract, and early 20th-century deed transfers for the property
typically also included shares of stock in the Farmer's Canal Company.
As the population of Bozeman grew during the middle years of the 20th Century, the city's urban footprint expanded
westward into this area. The area was formally subdivided for residential purposes in 1946 by Marguerite Kirk, a
prominent Gallatin County landowner. Her"Mountain Vista" subdivision. described as a "suburb" of Bozeman,
contained eight residential tracts, all fronting Huffine Lane to the south. Huffine Lane, the primary travel route heading
west from Bozeman, was also designated as US Highway 191. US 191 was relocated to the north in 1962, and the
road is now an extension of Bozeman's West College Street.
This property is an amended plat of the former Tract 8 of the Mountain Vista Subdivision. The(property was owned by
Charles and Amanda Quist from 1947 to 1950, and by the Reinhardt Carlson family from 1950 to 2002. The Polk City
Directory for 1947 lists Charles Quist as a carpenter, living at a home on 706 South 9th; though undocumented, it is
therefore possible that Quist constructed this house between 1947 and 1950 for resale. The 1947 directory also lists a
Bozeman resident named Carl Quist, who worked for Fred Willson, a well-known Bozeman architect. The relationship
between Charles and Carl Quist is not known.
The property was purchased for redevelopment in 2001, and a multi-story condominium building was erectred on the
north half of the lot. The condominium declaration shows plans for a second new building on the site of the current
house, though no work on the additional building has taken place.

The Reinhardt and Eldeen Carlson house is an example of vernacular mid-twentieth century middle-cass residential
construction in the United States. Typical for the era, the house displays only limited architectural detail, a style
sometimes referred to as"Minimal Traditional." In this house, only the small gable-end window suggests a design
reference to higher-style Colonial Revival residences of earlier years.
The building itself displays a diminished level of exterior architectural integrity. The modern deck structures on the
south and east elevations are visual distractions to the overall building, and it is possible that the large horthern wing of
the house is a non-original addition. The integrity of the overall site has also been lessened through the construction of
a large, non-historic garage building, that visually dominates the eastern half of the property. Because of the building's
lack of architectural merit and the diminished integrity of the site, this property is not considered eligible for National
Register of Historic Places listing.

The primary building at the site displays a diminished level of architectural integrity overall. While the historic form of
the building remains evident, it is possible that the large rear wing is a non-original addition. The large decks added to
the building, while removable, have degraded its overall appearance.
The integrity of the property as a whole has been significantly diminished by the construction of a large, non-historic
garage on the property, and by its subsequent addition. The garage dominates the view of the overall site from the
south and east.
