GRANT OF TEMPORARY 50 FOOT DIAMETER STREET EASEMENT
ALLISON MINOR SUBDIVISION,
CITY OF BOZEMAN, GALLATIN COUNTY, MONTANA
BONTON, INC. of BILLINGS (Owner), a Montana Corporation,
GRANTOR, for good and valuable consideration, receipt of which is
hereby acknowledged, does hereby grant to the City of Bozeman, a
municipal corporation of the State of Montana, with offices at
411 East Main Street, P.O. Box 640, Bozeman, Montana 59771-0640,
GRANTEE, a temporary cul-de-sac easement for the use by the
public in, through, and across a strip of land situated in the
City of Bozeman, to be located on the following described real
property:
A tract of land located in the NE X section 24 T2S R5E
P.M.M. City of Bozeman, Gallatin County, Montana and being
more particularly described as follows.
Commencing at the south west corner of Allison Minor
Subdivision, and True Point of Beginning:
Thence, along north right-of-way of Arnold Street,
S89026'09" W a distance of 40.41 feetj
Thence S00042'15"E a distance of 60.00 feet, to a point
on the south side of said right-of-waYj
Thence S89026'09"W a distance of 9.70 feetj
Thence along an arc to the right a distance of 197.10
feetj said curve having a radius of 50 feet, and a
Delta of 225051'23", the center of the arc bears
S71050'08"W from the south west corner of Allison Minor
Subdivisionj
Thence S27041'26"W a distance of 14.26 feet to the
Point of Beginning.
Said tract contains 5,014 square feet, more or less, and is
subject to all easements of record.
See attached "Exhibit-A" and specific reference to
"GRANTOR'S PROPERTYj"
The GRANTOR warrants that it is lawfully seized and
possessed of the real property described above, that it has a

lawful right to convey the property, or any part of it, and that
it will forever defend the title to this property against the
claims of all persons.
The GRANTOR further agrees that the GRANTEE may peacefully
hold and enjoy the rights and privileges herein granted without
any interruption by the GRANTOR.
The terms, covenants and provisions of this easement and
agreement shall extend to and be binding upon the heirs,
executors, administrators, personal representatives, successors
and assigns of the parties hereto.
