1. The earliest reference to the residence at 434 North Tracy Avenue is from 1904. The Sanborn Maps show
that the residence was constructed with a large southern side yard which is typical of the North Tracy
Historic District. The plan shows a front-facing L-shaped plan and a footprint of approximately 1,026
square feet. An open porch is located on the interior of the"L."Two additions are evident on the rear of
the structure. The house was constructed on or slightly over the northern property line. An accessory
structure is located in the northeastern-most corner of the property along the 15-foot alley. The 1912
Sanborn Map shows no changes to the site.
the 1927 Sanborn Map shows significant alterations to the east(rear) additions. The easternmost
addition appears to have been removed, the house was extended to the south and a rear porch was
added. The accessory structure also appears to have been slightly enlarged. The 1927-1943 Sanborn
Mapp show no changes to the site. The August 1984 Montana Historical &Architectural Inventory
describes the property: "This detached one-story single-family residence has an L-shaped plan with open
front porch on the interior of the ell. The porch roof has flared eaves. The two-bay fagade is asymmetrical
and consists of a central glass-paned front entrance flanked by two sliding sash windows. The frame
construction is finished in horizontal and diagonal wood siding."The inventory also provides information
documenting water and sewer permits for this residence that date back to 1915. Overall, the property is
described as a neutral element because its historic integrity has not been retained due to changes in
original design and materials.
The current site survey and analysis reveals additional renovations since the last 1943 map. The"U
shaped porch was removed and with portion being enclosed and added to the living room.An open front
porch with one square column is located on the interior of the"L"and connects to both front-facing stairs
and a side-facing concrete ramp with a wood railing. Along the east elevation, it appears that the entire
back porch was enclosed and a small 2-foot addition was added. The wood-frame construction is finished
in horizontal wood siding. Note that while there is diagonal wood siding on the shed and rear 4-plex, the
original residence only has horizontal wood siding which is inconsistent with the inventory. The prominent
front gable has a 12:12 roof pitch and includes an extended 6:12 concave secondary roof over the porch,
one double-hung window and a square gable-end vent. The front entrance appears to have been
modified and is now a solid door with no flanked windows. The south side elevation includes one double-
hung window within the cross gable. The east rear elevation includes aluminum slider windows and
doors.A lower-pitched (3:12) secondary roof appears to cover an early building addition. This rear portion
of the building also includes a wood deck, concrete stoop and concrete patio partially covered with a
trellis structure. The footprint along the north elevation protrudes over the northern property line by
approximately 1.5 feet. This elevation has one double-hung window.
A home inspection completed in 2006 reveals a few more details of the construction. The residence is
wood-frame and does not appear to have any sheathing under the siding. The foundation is made of
fieldstone. The roof consists of asphalt composition shingles and includes the remains of an abandoned
chimney.
2. There is a 200 square foot shed at the end of the concrete driveway pad.
3. There is a two-story 4-plex that was constructed in 1978/1979 in the rear yard off of the alley.

This residence was constructed pre-1904 and is associated with the general residential aspect of the
Civic Phase of Bozeman's historic/architectural development. Deed research at the Gallatin County Clerk
& Recorder's Office and through the Polk Directories reveals some of the history through ownership and
occupants.
The original owner is unknown. The first ownership information available is from the 1918 Polk Directory which
reveals that Frank Price, a clerk for the Post Office resided at the property. In 1922, deed records indicate that
Mr. Price and his wife Sadie Price sold the property to Arthur Rundlett who was a printer for the Chronicle and
lived in the residence from approximately 1922-1929. Jason F. Bowles, a bookkeeper for Associated
Seedgrowers, Inc. and Anna M. Bowles resided at the house from 1931-1938. The next available documented
resident change occurred in the 1940 when Charles Harold King, a manager for Northern Auto Company, and
his wife Helen moved into the house and stayed until 1944. In 1947 Bayard R. VanGieson, an employee of the
Idaho Pole Company, and his wife Helen lived there, and in 1950, the resident was Merle Biladeau, a cab
driver. Sometime in the mid-1950s, Charles Harold Etug [spelling unclear from handwritten records] sold the
property to William and MaryAnn Hendershott. Mr. Hendershott was a chief clerk cashier for the Northern
Pacific Railroad. In 1959, Mr. Hendershott died and left the property with his wife who lived there until 1978
when her children sold the property to William & Bettyann Phillips. The Polk Directory from 1978 states that the
property was vacant and the 1979 version lists a total of five units. The four-plex was likely constructed in late
1978 or early 1979. In 1981, the Phillips sold the property to the City of Bozeman who subsequently allowed
Reach, Inc., an organization that provides vocational and residential community support for people with
developmental disabilities and survivors of traumatic brain injuries, to use the property's five residential units as
a community residential facility. [Note a discrepancy here with the 1984 architectural inventory which states that
the owner is still Phillips.] In 1986, the City gave the property to Reach, Inc. for continued use as a community
residential facility. In 2008, the City Commission approved the demolition of the dilapidated front residence and
the construction of a new residence in its place. Demolition and construction are scheduled for Spring 2009.

The 60'x155' property is located at 434 North Tracy Avenue, on the east side of Tracy between Villard
Street and Short Street. A 15-foot gravel alley exists along the rear property line. Mature vegetation
includes two ash trees in the front yard, one ash tree in the boulevard, mature caragana hedges along
portions of the northern property line and lilac hedges along portions of the southern property line. A
narrow concrete pathway connects the front concrete parking pad to the ramp, porch and main entrance.
Some damage to the concrete is likely from tree roots.
A home inspection was completed in January of 2006. This inspection revealed that, structurally,this
residence is dilapidated with a substandard foundation and major movement of the floor structure, bowing
walls, sloping floors, significant decay to the wood fascia, soffits, siding, and trim. Some of this
deterioration is due to the lot having a negative slope.
As noted in the 1984 Inventory, the historic integrity of this property has not been retained due to changes
in the original design and materials. Refer to attached drawings and photographs.

FEBRUARY 7, 2011 -ADDENDUM TO RECORD DATED JANUARY 2009-
As indicated on page 3 of the 2009 Montana Historic Property Record for 434 North Tracy Ave., Reach, Inc.the
property owner demolished the house and shed at the front(west) of the property and replaced them with a new two
bedroom house in the same location in 2009. With the demolition of both structures and construction of a new two
bedroom house, Reach is pursuing permission to demolish the existing four-plex at the back(east)of the lot with
intentions of replacing it with a new four-plex in the same location.
As previously stated, the four-plex was likely constructed in late 1978 or early 1979. In 1981, the Phillips sold the
property to the City of Bozeman who subsequently allowed Reach, Inc., an organization that provides vocational and
residential community support for people with developmental disabilities and survivors of traumatic brain injuries, to use
the property's five residential units as a community residential facility. In 1986, the City gave the property to Reach, Inc.
for continued use as a community residential facility.
The fourplex is currently in a state of disrepair due to poor quality of the original construction as well as lack of
maintenance. It's wood clapboard siding is rotting and in need of paint and repair. Wood framed decks on the upper
level which were covered in concrete are settling and sloping excessively indicating structural failure. Wooden stairs to
the upper levels are also failing. Because the structure is '/z story below grade with one story above, it suffers from
water, drainage, and ice issues. It's inaccessible configuration does not serve the current residents who are of various
levels of physical disability. The structure is to be demolished in Spring 2011 when it will be replaced with a new four-
plex which will be comprised of 3 ground level accessible units and one upper level unit.
