Koch Street Bozeman, MT 59771 Subject: Historic Evaluation for Demolition Permit 329 Lindley Place, Roe Residence South 25' Lot 29, Lot 30 Block A, Lindley & Guys Addition; Section 7, T2S, R6E Bozeman, MT Dear Mr. Mitchell: InteResources Planning, Inc. has conducted a basic historic evaluation of the subject property for documentation related to a proposed demolition permit. Introduction: The historic structure/property is located at 329 Lindley Place, at the northwest corner of the intersection of Lindley Place and East Koch (formerly Guy) Street. The property is legally defined in deed records as the South 25' Lot 29, Lot 30, Block A, Lindley & Guys Addition; Section 7, T2S, R6 E, Bozeman, Gallatin County, MT. The Lindley & Guys Addition was platted in 1880 by Joseph Lindley, Real Estate Agent, and John C. Guy, early hotelier and first Bozeman Sheriff, from land purchased from architect W. H. Babcock. Sometime prior to 1927 the same property and structure was identified as 255 Lindley Place. The property and related structure are currently listed in the National Register of Historic Places as a contributing element of the Lindley Place National Register Historic District, in Bozeman, Montana. During the period of April 25 and May 4, 2013, staff of InteResources Planning, Inc., conducted a basic level on-site historic architectural inspection of the structures at the subject address. Additionally, basic level historic research for the same property was completed. The goal of the project was defined to ascertain if the information and determinations contained on the Montana Historical and Architectural Inventory form (attached), contained in the 1984 Bozeman Historic Resource Survey Report (James R. 505 Bond Street - Suite B - Bozeman, Montana 59715 - USA 406.587.9477 - www.interesources.com May 7, 2013 Page 2 of 46 McDonald Architects 1984), is currently correct and valid, and to provide a new updated form. We found a few minor errors or omissions on the original inventory form, which we have included in the updated form that is attached. Our evaluation finds that the original statements regarding Historical Significance and Integrity are equally valid today. To this end I agree with the 1984 findings: "Research in the soru ces consulted in this survey has not yielded any significant historical information concerning personas or events associate with this property. ... The historic integrity of this property has not been retained due to change in original design and materials." McDonald Architects 1984) "Of marginal significance to sheathing with aluminum siding and associated simplification of design, as well as the replacement of the original porch floor and rail and concrete, this prominently located house nevertheless conveys its original form and fenestration. The house is an important element in a very cohesive historic streetscape." (Montana Historical and Architectural Inventory Form for 329 Lindley Place, page 2 (James R. McDonald Architects 1984, with revision paragraph by Matt Cohen, 1985) Summary Recommendations: 1. I recommend that the City of Bozeman proceed with issuance of Demolition Permit. I find that there are no significant aspects of historical architectural style, workmanship, or relationships to significant historic persons or events to suggest that this property would meet any of the four criteria for eligibility for nomination to the National Register of Historic Places, or qualify as a contributing element of a defined National Register Historic District. Scope of Study: Basic historical architectural investigation and historic document research to support this project included: 1. On-site architectural examination and photo documentation of the structures on the property. 2. Historic document research including, • Research of Deeds, Gallatin Co. Courthouse • Research of Bozeman Sanborn Fire Insurance Maps (1884, 1889, 1890, 1891, 1904, 1912, 1927, 1927/rev. 1943), InteResources Planning Library May 7, 2013 Page 3 of 46 • Research of Polk and other city directories for Bozeman, Bozeman Public Library and InteResources Planning Library Research of Water and Sewer Permit Records, Bozeman Department of Sanitation • Research of other readily available historic records and compiled information, InteResources Planning Library All notes, records, copies and photographs related to this project will be permanently filed in the archives of InteResources Planning,Inc. Findings, Information Updates and Corrections: The historic residence structure at 329 Lindley Place is a vernacular style two-story frame house with main front portion designed in an "L" floor-plan with a two ridgeline gable roof. The structure also exhibits an attached one-story hip roofed portion (kitchen) at the rear (west) side of the ell-shaped structure. A later one-story, shed roofed addition is placed on the north side of the original one story rear portion. The existing structure has non-historic pressed-board type siding, the original fenestration except for windows on the northwest corner addition and exterior storm windows, and modern composition roofing. A detached single-car garage is located at the southwest corner of Lot 30, adjacent to the alley, at the rear of the residence with drive access from East Koch Street. The same structure currently located at 329 Lindley Place appears on the November 1891 Sanborn Fire Insurance Map for Bozeman, Sheet 12 (Sanborn 1891:12) (Figure 1). The structure does not appear on the 1890 Sanborn Map. From deed records, it is apparent that Edmund A. Hillier purchased Lot 30, Block A, of the Lindley & Guy Addition, and that Christopher C. Hillier purchased Lot 29 from Joseph M. Lindley and his wife, Rachel M. Lindley, on January 29, 1892, (Gallatin County Clerk and Recorder, Deed Book 19, Pg. 371) (Figure 2). Because this single deed instrument conveys 12 different lots within Block A (Nos. 19-30) to 9 different individuals, it indicates that this is the original set of purchases of subdivided lots within the Lindley and Guys Addition. The discrepancy between the lot purchase date of January 1892 and the depiction of the structure on the November 1891 map is most likely attributable to a delay in drafting and recording the original deed. Hence, from a cursory review of historic documents, it is likely that the residence was constructed in 1891. May 7, 2013 Page 4 of 46 Figure 1. Limited architectural information from existing forensic inspection indicates that the main front ell-shaped portion of the building was originally constructed as a two-story unit. It is suggested that the 1891 map is incorrect, however further structural investigation during demolition may indicate otherwise. The 1891 map also shows the name of the present East Koch Street as "Guy" Street. The 1904 Sanborn Map (Figure 3) shows the same two-story "L" configuration with attached one-story rear kitchen portion and porch off of the north end of the kitchen as depicted in the 1891 map. The plan view also shows the curved front porch that is present to the current date. However the 1904 map shows an additional detached one- story dwelling and detached one-story outbuilding, both fronting East Koch Street, approximately 26 feet west of the rear of the main residence, in the southwest corner of Lot 30. The 1904 map also indicates the address of the subject property as 255 Lindley Place, and East Koch Street shows its current name instead of the pre-1904 Guy Street. The 1912 Sanborn Map shows the same configuration of all structures on Lot 30 as shown on the 1904 map. The 1927 Sanborn Map (Figure 4) shows the same configuration of the main residence fronting Lindley Place, but with the rear dwelling fronting East Koch removed. On this version of the map there is also included a one-story "Auto" garage and two small sheds in the northwest corner of the lot. The 1927 map also indicates the current address for the lot/residence as 329 Lindley Place. The 1943 revision of the 1927 Sanborn Map show the same configuration of all structures on Lot 30 as shown on the earlier 1927 map. The 1943 map is the last detailed graphic depiction of the structures on the lot and does not show the additional shed-roofed enclosed addition on the north side of the kitchen that appears today. Limited architectural forensic inspection of the structure reveals the original clapboard siding with 4 '/4" exposure and original 4" window trim on the original portions of the structure. Most of the windows appear to be original to the structure and are defined as single and double side-by-side double hung wood sash windows, one-over-one light windows. The large picture window in the east wall of the living room has a full-width top portion made of leaded glass. This window may or may not be original to the structure. The concrete front porch, steps, and piers for porch columns are not original to the structure. The interior of the dwelling exhibits numerous period doors, including 5 raised- panel type, with historic hardware. For the most part, interior walls and ceilings are covered with modern sheet-rock panels, often covering remnants or indications of original lath-and-plaster treatment. The living room has a modern drop ceiling made of acoustic panels at a height of approximately 8 feet, covering the original 10-foot high plaster ceiling. A later one-story, shed roofed addition is placed on the north side of the original one story rear portion. The existing structure has non-historic pressed-board type siding, the original fenestration except for windows on the northwest corner addition and exterior storm windows, and modern composition roofing. A detached single-car garage is located at the southwest corner of Lot 30, adjacent to the alley, at the rear of the residence with drive access from East Koch Street. The garage does not appear on the 1923/revised 1947 Sanborn map. The two-bay facade is asymmetrical and consists of an offset glass-paned front entrance door. Fenestration of the house is characterized by 1-over-one double-hung wood sash windows, with a double set of similar windows joined by a single post on the first-floor south and north walls (Vt and 2"d floors), and east facade, south bay, second floor. The large picture window in the east wall of the living room has a full-width top portion made of leaded glass. This window may or may not be original to the structure. The gable roofed ell portion, hipped roof rear portion, and later shed-roofed additions at the northwest corner of the structure are all covered with modern, light colored composition shingles. All roof units have overhanging eaves. The 1891 Sanborn Map indicates that the residence and rear kitchen is all of one story. Limited architectural information from existing forensic inspection indicates that the main front ell- shaped portion of the building was originally constructed as a two-story unit. It is suggested that the 1891 map is incorrect, however further structural investigation during demolition may indicate otherwise. The 1891 map also shows the name of the present East Koch Street as "Guy" Street. The structure does not appear on the 1890 Sanborn Map. As indicated on the 1891 Sanborn Map, the structure is not illustrated with any front porch, suggesting that the current hipped roof porch supported by columns on concrete piers, and related angled entry door, may not be original to the structure. Limited recent architectural forensic inspection of the structure reveals the original clapboard siding with 41/4" exposure and original 4" window trim on the original portions of the structure. Most of the windows appear to be original to the structure and are defined as single and double side-by-side double hung wood sash windows, one-over-one light windows. The concrete front porch, steps, and piers for porch columns are not original to the structure. The height of the concrete support piers supporting the wooden columns indicates that an earlier version of the porch had a raised wood deck at the level of the column bases. The plan view also shows the curved front porch that is present to the current date. However the 1904 map shows an additional detached one-story dwelling and detached one- story outbuilding, both fronting East Koch Street, approximately 26 feet west of the rear of the main residence, in the southwest corner of Lot 30. The 1904 map also indicates the address of the subject property as 255 Lindley Place, and East Koch Street shows its current name instead of the pre-1904 Guy Street. The 1912 Sanborn Map shows the same configuration of all structures on Lot 30 as shown on the 1904 map. The 1927 Sanborn Map (Figure 4) shows the same configuration of the main residence fronting Lindley Place, but with the rear dwelling fronting East Koch removed. On this version of the map there is also included a one-story "Auto" garage and two small sheds in the northwest corner of the lot. The 1927 map also indicates the current address for the lot/residence as 329 Lindley Place. The 1943 revision of the 1927 Sanborn Map show the same configuration of all structures on Lot 30 as shown on the earlier 1927 map. The 1943 map is the last detailed graphic depiction of the structures on the lot and does not show the additional shed-roofed enclosed addition on the north side of the kitchen that appears today. There are no origina/historic city water or sewer hook-up cards for this structure available at the City of Bozeman offices.
