Main Street has a long history serving as the center of the downtown commercial area. Generally two to three story commercial buildings contiguously line both sides of the street creating a cohesive streetscape of low rise buildings of various styles and periods dating primarily from the late 19th to early 20th century. The character of the National Register of Historic Places Main Street Historic District retains much of its original building stock integrity with most having generally high architectural significance. Two factors have more recently impacted the overall character of Main Street: 1) substantial modifications to building facades,particularly storefronts; and 2)the gas explosion of March 5,2009 and the subsequent new construction on those vacated sites. The building commonly known as the Rialto Theatre(Rialto)is located in the first block of West Main Street at 10-12 West Main Street(a.k.a.210 West Main Street)on the south side of the street. Immediately to the east of the Rialto is the c. 1908 Gallatin State Bank Building(later to become the Gallatin Savings and Trust)built under the leadership of bank president Henry A.Pease.This two-story commercial building(2-6 West Main Street,a.k.a.202-206 Main Street) was constructed on the site of a one-story wood framed building occupied by Pease prior to the construction of the bank building. Matching construction materials and similar architectural detailing suggest the Gallatin State Bank and the Rialto were contemporaries most likely constructed at or '4bout the same time(c. 1908-1909). This is supported by Sanborn Map data and Polk directory information. Immediately to the west of the Rialto is a ree-story brick masonry commercial building known as the Michigan Building(a.k.a.Lovelace Building)located at 14 West Main Street(aka 214-220 Main Street). The entire block on both the south and north sides of West Main Street form a contiguous streetscape of commercial buildings ranging in height from two to three stories. Within the same block and across the street is the local Ellen Theatre located at 17 West Main Street. To the rear(south), the building is adjacent to an East/West service alley running from Tracy Avenue to Wilson Avenue bisecting the block. The Rialto Theatre was designed in the vernacular commercial Renaissance Revival style(1885-1920). The building is two bays wide and two stories tall with approximate dimensions of 27 feet high, 30 feet wide,and a length(including the one-story rear addition)of approximately 114 feet. Constructed with materials similar to the adjacent Gallatin State Bank Building,the Rialto has brick masonry bearing walls laid in running bond pattern,xxX foundation walls,and 2x wood frame interior partitions,floor,ceiling and roof framing. The building consists of a generally flat membrane roof with a gradual slope to the south draining to the lower one story addition. The roof terminates at the front parapet capped with with glazed tile coping. The orange/red brick masonry was painted a some later date and the finish is now wearing thin exposing the brick which appears to also match the Gallatin State Bank Building.. The front(north elevation)has characteristic Renaissance Revival features including second floor segmental limestone arched window heads with center keystone over triple,double-hung wood windows each separated by a flat mullion and with a continuous segmented sill with dog-ears;double columned brick quoins at the ground and second floors separated by belt courses at the second floor and ceiling lines;and articulated limestone projecting cornice supported by a dentil molding. The first floor storefront was significantly altered c. 1927 to accommodate the theater use. The distinguishing Rialto Theater marquee has since been removed with only flat panels and column surrounds remaining. Selective demolition revealed portions of the original cast iron storefront may remain behind the panels. Double entry doors and existing storefront finishes are of more recent construction. To the right(west)of the theater entrances is a recessed entry to the second floor with original wood full light door and ceiling finishes remaining. A one story rear addition at the rear was constructed in two phases. The one story section immediately adjacent to the two-story portion of the building appears on the 1927 Sanborn Map and at the same time as the Rialto first appears as a movie theater. This addition is currently utilized as part of the stage accessed from a door a half level down from grade covered by an open wood framed,low-sloped shed roof. A second one story addition was constructed coming out from the first addition,but does not run the full width of the property. Based on interior construction,this addition appears to have been constructed independently of the main structure. Based on Polk Directory information,it appears this addition was constructed for the use of Power Implement Co.when they were conducting business out of the building. The additions are constructed of orange brick laid in a common bond pattern,is utilitarian in style and has no fenestration other than an access door and large louvered vent. See Architectural Description(Continuation Sheet-Page 9) MONTANA HISTORIC PROPERTY RECORD PAGE 3 History of Property Property Name: 10-20 West Main Street(Rialto Theatre) Site Number: HISTORY OF PROPERTY The date of construction has been determined to be 1908,based on data obtained from Polk directories and Sanborn Maps. The time gap in the Sanborn Maps from 1904 and 1912 required additional research to determine the building's date of construction. The Polk directory research revealed the following: The person of interest was H.A.Pease. H.A.Pease was located at 206 West Main Street in 1904-05. The building materials and detailing suggested the date of construction to be concurrent with the construction of the Gallatin State Bank. Gallatin State Bank was built under the direction of Henry A.Pease,jeweler and bank president at that time. The architect was most likely Robert Noe,a local architect of the period. However,no official data was located substantiating this conclusion. The subject property was occupied by one story wood frame buildings occupied by Pease prior to the construction of the bank building. the chain of use is as follows per the attached Sanborn fire insurance maps and excepts from the Polk directories from the special collections located on the Montana State University campus. Three large flat arched punched masonry openings remain but windows have been replace with newer aluminum,paired window sash. Above the windows a ghost sign still reads,"Power Implement Co.,Hardward&Farm Machinery." The building interior has been significantly altered from its original construction when it was converted to the movie theater,the most significant being the sloped theater floor. Only the front entry area remains at grade. the balance of the first floor is dedicated to movie theater seating and the stage area. While the original movie theater seats have been removed,the general space,volume and ceiling remains unchanged and the proscenium arch and stage area are extant but modernized with more recent equipment. The mezzanine level exists only for the purpose of the projector room with a narrow stair access. The only habitable space in the basement level/crawl space is an area for bathrooms and circulation. Neither the mezzanine or basement levels have materials contributing to the building's historic integrity. The second floor is accessed from a separate front entry and stair along the west building edge.Little of the second floor apartment configuration or materials remain. The staircase is constructed of wood and appears to have original materials but are simple in form and are not compliant with current codes. Evidence of two former skylights remains,but none of the skylight glazing remains. Small sections of baseboard,window and door trim remain but period of installation is undeterminable.
