Box 640, Bozeman, Montana 59771~0640, its successors and assigns, GRANTEE, a perpetual street and utility easement for the use of the public, over, under, and across, a portion of Tract 3, Certificate of Survey No.1 046, according to the plat thereof, on file and of record in the office of the Clerk and Recorder, Gallatin County, Montana, and located in the Northwest Quarter of Section 12, Township 2 South, Range 5 East, of P.M.M.. Said easement is the south 30,00 feet of said Tract 3, and is more particularly shown and described on the attached Easement Exhibit, which is made a part of this document by this rcference. The GRANTOR warrants that it is lawfully seized and possessed of the real property described above, that it has and that it will forever defend the title to this property against the claims of all persons.
