PUBLIC STREET EASEMENT

Golf Course Partners, Inc. Grantor, in consideration of Ten Dollars
($10.00) and other good and valuable consideration, receipt of which is
acknowledged, grants to the City of Bozeman, a municipal corporation of
the State of Montana, Grantee, its successors, assigns, for the public
street purposes and public utilities, in, through and across the
following described property situated in Gallatin County, Montana, more
particularly described as follows and on the attached Exibit "Au:
A portion of the tract of land described in COS 1287
purpose of ingress, egress and utilities in Southeast
the Northeast 1/4 of Section 31, Township 1 South,
East, P.M.M., Gallatin County, Montana, being
described as follows:

Commencing at the Northeast corner of Section 31; thence along
the east section line of said section South 02032'23" East, a
distance of 1847.00 feet to the true Point of Beginning for
this easement;
Thence South 87027'37" West, a distance of 30.00 feet to a
point on Story Mill Road right-of-way;
Thence parallel with the east line of section 31 South
02032'23" East, a distance of 34.20 feet to a point on a curve
to the left having a tangent bearing of South 82030'15" West,
a central angle of 06021'20", an arc length of 114.25 feet and
a radius of 1030.00 feet;
Thence along a tangent South 76008'55" West, a distance of
238.57 feet to a curve to the right having a central angle of
10006'01", an arc length of 65.22 feet and a radius of 370.00
feet, to a tangent;
Thence along said tangent South 86"14'57" West, a distance of
219.43 feet; to a curve to the right having a central angle of
23050'15", an arc length of 316.19 feet and a radius of 760.00
feet to a tangent;
Thence along said tangent North 69054'48" West, a distance of
424.02 feet;
". Thence South 79024'37" West, a distance of 86.80 feet to the
south boundary line of said tract described by COS 1287;
Thence South 70049'23" East, a distance of 525.09 feet;
Thence South 79028'23" East, a distance of 250.50 feet;

Thence North 82047'37" East, a distance of 318.50 feet;
Thence North 81047'37" East, a distance of 399.57 feet to a
point on the east section line of Section 31;
Thence along said section line North 02032'24" West, a
distance of 85.15 feet;
Said tract contains 1.26 acres, more or less.

The Grantor warrants that it is lawfully seized and possessed of the real
property described above, that it has lawful right to convey the
property, or any part of it, and that it will forever defend the title
of the property against the claims of all persons. The Grantor further
agrees that the Grantee may peaceably hold and enj oy the rights and
privileges herein granted without any interruption by the Grantor.
The terms, covenants and provisions of the easement and
extend to and be binding upon the heirs, executors,
personal representatives, successors, and assigns of the
agreement shall
