Hello Chris and Cyndy,
I wanted to send you both a note about a project the Commission will consider tonight. Last week the zoning and
planning boards considered a rezone and annexation for the Park Place property along the frontage road. While I
supported the project at those meetings, I now think it warrants further consideration and may not be appropriate.
The project would rezone the property from agricultural to industrial to facilitate an industrial park. The staff
recommended approval, despite the finding in the economic survey commissioned by the city that additional
industrial-zoned land was not needed for the foreseeable future. So the proposal does not "cure a deficiency" in the
growth policy, as required by city ordinance.
Further, in speaking with several conservation leaders in Bozeman, there are legitimate questions as to whether this
is the right place for this project. The area is currently open space, agricultural land, that separates Bozeman from
Belgrade. If we wish to maintain a separation between these two cities, maintaining open space and ag land is
important. Turning that land into an industrial park will limit the possibilities for such separation, making the
eventual combining of Bozeman and Belgrade more likely.
For these reasons, I urge you to carefully consider this project, and whether it is in the city's interest to approve it at
this time. An alternative is to wait until the growth plan is updated and revisit the application then.
