Evangelical Free Church of Bozeman, Inc., a Montana non-profit Corporation, of 170 I S. 191h
Avenue, Bozeman, Montana, 59715, GRANTOR, for $1.00 and other valuable consideration,
receipt of which is hereby acknowledged, grants to the City of Bozeman, a municipal corporation
of the State of Montana, with offices at 411 East Main Street, P,O. Box 640, Bozeman, Montana
59771-0640, GRANTEE, a perpetual street and utility easement for the use of the public, over,
under, and across, a portion of Parcel A, Certificate of Survey No. 1328-A, according to the plat
thereof, on file and ofrecord in the office of the Clerk and Recorder, Gallatin County, Montana,
and located in the Southeast Quarter of Section 14, Township 2 South, Range 5 East, ofP.M.M.,
Said easement is a strip of land 30 feet wide, and more particularly shown and described on the
attached Easement Exhibit, which is made a part of this document by this reference.
(See attached easement exhibit.)
The GRANTOR warrants that they are lawfully seized and possessed of the real property
described above, that they have and that they will forever defend the title to this property against
the claims of all persons.
The GRANTOR further agree that the GRANTEE may peaceably hold and enjoy the rights and
privileges herein granted without any interruption by the GRANTOR.
The terms, covenants, and provisions of this easement shall extend to and be binding upon the
heirs, executors, administrators, personal representatives, successors, and assigns of the parties
hereto. JL
