Montana, staff has been working with the property owner over the course of several months to complete an acceptable design for the replacement of the current structure. As per Sec.3816.110, properties residing within the NCOD require an approved COA before demolition: “the subsequent development must include construction of new building(s) unless the immediate prior character of the area did not include buildings.” Just this week the property owner has submitted updated plans in order to move forward with an approved COA and demolition permit. Sarah Rosenberg in my office is reviewing those plans currently. I know the neighbors are very anxious to see this property redevelop as staff has been in communication with many of them. Please know that we are working with the property owner and working within our code to get this project moving forward. I would be happy to answer any other questions you may have.
