This detached one-and-one-half story single-family residence has a greek cross plan with a shed-roofed front porch. The three-bay facade is asymmetrical and consists of an off-center front entrance with fixed and 1/1 double-hung windows. The frame construction is finished in grey asphalt siding and rests on a cut stone foundation. There is concrete covering the stone. The gable roof is covered with roofing tile and features boxed eaves and two brick chimneys. Outbuildings include a shed. HISTORICAL SIGNIFICANCE: Justify how the persons,important events,and/or historical patterns associated with the structure/site and surrounding area lend the property significance. Research in the sources consulted in this survey has not yielded any significant-historical information concerning persons or events associated with this property. Church Avenue Detached Shed — Proposed Demolition COA September 16, 2008 Planning Staff determines the existing detached shed on the property addressed at 410 North Church as a "non-contributing" structure in the Neighborhood Conservation Overlay District. According to Sanborn Insurance maps, two detached structures existed on the site in 1943, but neither corresponds to the current shed's location. One of the detached structures shown in 1943 is similar in footprint size to the existing shed, which means it could be the same structure but in a different location. Staff determines the shed was moved either onto the site, or moved on the site, post-1943. The original materials were also changed post-1943. Church, Bozeman, MT In response to questions about the Request for Amendment, we have included an elevation photo of the shed as well as the following answers. Rehabilitation is not being considered as originally proposed since the building was found to have structural defects in addition to health concerns with rodents, mold, lead and extensive water damage that were not evident on initial inspection. The owners and we see that the cost to salvage this structure for future use, which would entail gutting the structure down to it's floor, wall and roof lumbers, replacement of damaged wood and subsequent reconstruction would be out of the question. Even with such measures we cannot assure the absence of mold spores, rodent droppings and leaded paint. The feasibility of rehabilitation is limited when all of the problems are considered and the safe use of this structure is not possible due to the mold, rodent and paint issues. Church, Bozeman, MT We are requesting an amendment to the issued COA referenced above to demolish existing shed on the aforementioned property. The reasons for the requested demolition are as follows: 1. Metal siding was improperly installed on the shed which created moisture intrusion and subsequent rot and structural deterioration in the structure. 2. The moisture has created mold evidenced by intense mold odor and presence of mold spores. Since no standard exists with respect to mold and individual tolerances vary the presence of mold and or mold spores in any concentration is a definite health risk. 3. Because the structure was build before 1978 (when lead paint was banned)there are many layers of paint, and there is lead-based paint present on the interior and exterior. Lead paint poses a health threat to children and is the leading environmental health issue for children in the US. The owners are expecting a child and the paint cannot be easily mitigated. 4. The floors are rotten. 5. Moving the structure would cause it to literally fall apart due to the lack of structural integrity. 6. There are visible rodent droppings and risk of HANTA VIRUS in this structure. We have attached photos documenting the aforementioned conditions and request an amendment to olish the structure.
