PUBLIC DRAINAGE EASEMENT
Golf Course Partners, Inc. Grantor, in consideration of One Dollar
($1.00) and other good and valuable consideration, receipt of which
is acknowledged, grants to the City of Bozeman, a municipal
corporation of the State of Montana, Grantee, its successors,
assigns, for public drainage purposes, in, through and across the
following described property situated in Gallatin County, Montana,
more particularly described as follows and on the attached Exibit
"A":
A tract of land located in Section 31, Township 1
Range 6 East, P.M.M., Gallatin County, Montana,
further described as follows:
South,
being
The centerline of a 15.00 foot wide easement more
particularly described as follows:
Commencing at the Northeast corner of Lot 32, Bridger
Creek Subdivision Phase 2;
Thence along the south right-of-way of Augusta Drive said
right -of ~way line being a curve to the left having a
radius of 360.00 feet, through a central angle of
01044'11", an arc length of 10.91 feet to the Point of
Beginning;
Thence along said centerline of 15.00 foot wide easement,
South 31010'10" West, a distance of 38.56 feet;
Thence North 77038'36" West, a distance of 224.81 feet;
The sidelines of said
shortened as required so
of-way line of Augusta
points;
easement being lengthened or
as to begin on the south right-
Drive, intersect at the angle
Containing 3,951 square feet more or less.

The Grantor warrants that it is lawfully seized and possessed of
the real property described above, that it has lawful right to
convey the property, or any part of it, and that it will forever
defend the title of the property against the claims of all persons.
The Grantor further agrees that the Grantee may peaceably hold and
enjoy the rights and privileges herein granted without any
interruption by the Grantor.
The terms, covenants and provisions of the easement and agreement
shall extend to and be binding upon the heirs, executors,
administrators personal representatives, successors, and assigns of
the parties hereto.
