This detached one-and-one-half story single-family residence has a square plan with a recessed front porch with solid railing. The two-bay facade is asymmetrical and consists of an off-center front entrance with fixed and 6/1 doublehung windows. The frame construction is finished in clapboard and rests on a smred concrete foundation. The gable roof is covered with green asphalt shingles and features dormers and overhanging eaves with exposed rafters and two brick chimneys, one exterior and one interior. The axis of the roof is perpendicular to the street. HISTORICAL SIGNIFICANCE: Justify how the persons,important events,and/or historical patterns associated with the structurelsite f and surrounding area lend the property significance. Lamme Street in preparation for possible sale of the property. The site is legally described as Tract A-2 of the Rearrangement of a portion of Block E of Tracy's 3"d Addition to Bozeman, Plat C-1 8-A. The current zoning designation of the property is B-2, Community Business District. The uses allowed in this district are described in Section 38.10.020 of the Bozeman Municipal Code. You have indicated verbally that the property was used as a three household dwelling in the past. A review of City files confirms that this is the case and no record of a change from that use were found. Therefore, the site may be used as a triplex. With proper review as required by municipal code the site could be converted to non-residential uses or mixed residential/non-residential uses. The site was platted and initially developed prior to the current zoning regulations. There are some existing non-conformities in the physical development of the site. These appear to have been lawfully established prior to the establishment of current standards. If the structure or residential use were damaged or destroyed it could be reestablished either as non-conforming per Article 38.32 or could be redeveloped under present standards. There are no known variances or other special consideration evident in the City's files for this address. There do not appear to be any outstanding zoning enforcement or building code violations on the subject property. You will need to check with the Building Department (406-582-2375) and the Fire Department (406-582-2350) to be sure the structure is in compliance with Departmental regulations.
