PHYSICAL DESCRIPTION: Describe present appearance of structure/site,then contrast and compare that with it's original appearance,

This detached two-and-one-half story multi-family residence has a square plan with
a pedimented porch. The two-bay facade is asymmetrical and consists of an offset
glass-paned front entrance with fixed and leaded glass 1/1 double-hung windows.
The frame construction is finished in composition shingles and rests on a rubble
foundation. The hipped roof is covered with wood shingles and features ridgepoles ,
finial balls, cross-gables in all directions. There are two central brick
chimneys.

Constructed by noted Bozeman builder
Building (1889 - no longer standing) ,' this house is located on the former site
of J.A. Lafferty' s water tank and windmill . The home was built for E.M. Ga er,
an insurance agent from Missouri , who settled in Bozeman in 1879.

Of marginal architectural significance due to artificial sheathing and altered
gable windows, this house is nevertheless an important element in the district
due to its large size and corner location. According to undocumented information
on the 1984 survey form, the house was built by Frank Vreeland (probably not
related to Byron Vreeland, architect of the Tilton Building, and two South Willson
Avenue houses) , on the site of J.S. Lafferty's water tank and windmill. The
1898 bird's eye view of the city however, shows an empty lot with a small grove
of trees at this site. The original occupant was probably Edward M. Gardner,
who ran a real estate, loans, collections and insurance business. Gardner,
a Missouri emigrant who settled in Bozeman in 1879, is listed at this address
in the city directories of 1900 through 1916-17. In the next available directory,
the house was occupied by the Chi Omega Fraternity.
