HISTORY OF PROPERTY
Smith completed the building in 1916, as evidenced by a water and sewer mat that shows outlines the house on the
property at the time. It was sold in 1920 to Josephine Brown, widow of Conty Surveyor Fred M. Brown. Mrs. Borwn
owned the home from March 1920 until she sold the property to Fred F Willson prior to 1921, though there are no deed
transfer records to show such. TWillson then transferred the property to his brother in law, Charles M. Fisher on
December 30, 1921 for the price of$1.00. Fisher resided on the property through at least the late 1930's.
STATEMENT OF SIGNIFICANCE
The home provides a strong terminus for the north end of South Tracy Avenue and the other Craftsman style homes that grace the
east side of the street.

INTEGRITY(location,design, setting,materials, workmanship,feeling,association)
The home retains its oringinal location and setting in connection with the other craftsman style houses on the East side
of South Tracy Avenue. By avoiding additions and change in siding, it retains much of its original feeling and
workmanship. However the enclosure of the front porch detracts from such strong integrity.

802 S. Tracy, Bozeman
1985 revision
Matt Cohen, surveyor
Built by William C. Smith and notably more elaborate in detailing than
the other houses in the district (especially when compared with 806 S. Tracy
next door which was also built by Smith) , this vernacular Bungalow style house
may have been designed by Fred F. Willson for his brother-in-law, Charles M. Fish-
er. Fisher, listed in the 1927 City Directory as the secretary/treasurer of
Owenhouse Hardware Co. and secretary/treasurer of Retail Merchants Exchange,
acquired ownership of the house at the end of 1921. The house provides a strong
termination for the north end of this small district of very simple houses.
Smith, one of the several carpenters that bought land on this block in
1916 and 1917 and built houses for sale, bought the land for both this house
and 806 S. Tracy (lots 1-4) in the fall of 1916. In November of that year,
he applied for a sewer permit for this site, which probably indicates the date
of construction. (A sketch map on the permit showsthis house on the lot, while
permits for other lots in the district simply show the sewer line leading to
a proposed house site.)
In 1920, Smith sold the house and lot to Josephine Brown, widow of County
Surveyor Fred M. Brown (the high price of $4,600 indicates that the house was
standing at the time) . Brown may have been an agent for Fred F. Willson and
his wife, Helen Fisher Willson. While there is no record of deed transfer from
Brown to the Willsons there are records showing that the Willsons owned the
site in 1921, and transferred ownership to Charles M. Fisher for $1.00 on December
30, 1921 (land Records, Book 64, p. 236) . Fisher remained here at least as
late as the late 1930's.
