rear or west of their respective properties; and

THEREFORE, in consideration of the premises and the sum of One
Dollar ($1.00), lawful money of the United States, in hand paid to
the parties of the first part by the party of the second part, the
receipt of which is hereby acknowled~ed, the parties of the first
part do hereby convey, remise, release, and forever quitclaim unto
the said party of the second part and to its successors and assigns,
the following described real estate situate in The City of Bozeman,
County of Gallatin, State of Montana:
A tract of land~ lying in the Northeast Quarter of the
Northeast quarter (NE4 NE-4-) of Section Twelve (12) in
Township Two (2) South of Ran~e Five (5) East, M.P.H.,
beinc a tract of land ten (10) feet in width adjacent
to and East of the East Boundary of Karp's Addition
to the City of Bozeman, Montana, and more particularly
described as follows: Beginnin~ at the point of inter-
section of the North Line oT l~st Villard Street with the
East Boundary of said Karp's Addition, said point being' located
155 feet west of the \rest line of North Third Avenue,
thence from said pOint of ber;inning Northerly along
the East Bounda~of said Karp's Addition a distance of 549.4
