Building Fixture Counts and Service Size - to be provided at a later date Appendices A Hydrant Flow Test Results B WaterCAD Model Results Water Mains 1 2/1/2017 1 .1 .1 General Information The South University District - Phase 2 is a subsequent minor subdivision of Lot 3, SUD Subdivision Phase 1. The subsequent division will provide right of way dedications for South 14th Avenue, South 11th Avenue, and an additional street on the south side (currently un-named). This subdivision will create a 16.05-acre lot for subsequent development. Phase 2 is located within the City of Bozeman south of Campus Boulevard, between South 11th and South 14th Avenues. Phase 2 is located south of Phase 1 (completed) and Phase 1 B (in progress). Site development on the Phase 2 lot is anticipated to be an 887-bed student housing project. The developer's contact information is: Capstone Collegiate Communities, LLC. 431 Office Park Drive Birmingham, AL 35223 Water supply and wastewater treatment will be provided by the City of Bozeman's municipal systems. Vicinity Map, Bozeman, Montana 1 .1 .2 Extent of Water Works System Water supply to the subdivision comes from a 12" water main in South 11 th Avenue, and from a 12" water main coming from Campus Boulevard. During Phase 1 of the South University District project, a 12" water main was extended to the west down Campus Blvd. Planned Phase 1 B improvements extend the 12" main further down Campus Blvd, to South 14th Avenue. The City of Bozeman is planning on installing a 12" water main in South 11th when that street is constructed to the South. Phase 2 will include the installation of new 8" water mains from the existing and planned 12" "trunk" water mains. The 8" mains proposed for the subdivision run along the west and south portion of the property (South 14th Ave, and an unnamed Street on the south). 8" mains are also proposed within the site interior, and will extend through each of the site drive aisles. The on-site mains will be installed with site improvements. Three 8" stubs will be provided from the 8" water main to the south for future main extensions. This water main layout will provide 6 new fire hydrants at one block intervals in the perimeter streets around Phase 2. The looped interior water mains within the project also provide 2 hydrants in the site interior. The planned water main extension in South 11th will include 1 hydrant. Eventual future phases of South University District will require more main extensions. Internal looped mains and an additional connection to the 24" Water Mains 3 2/1/2017 main in South 19th Avenue can facilitate future main extensions for the remaining phases of South University District. The location of existing and proposed mains are shown on Figure 2, included separately. 1 .1 .3 Alternate Plans Due to the project's location within the City of Bozeman, extension of public mains was the only water supply alternative. 1 .1 .4. Site Conditions The SUD Phase 2 site is typical of Bozeman with fine grained soils overlying gravel deposits. Geotechnical borings have determined the depth to gravel ranges from 8 to 10.5 feet. Estimated depth to groundwater obtained from the geotechnical borings is 8.5 - 12 feet. If mains are installed during high groundwater times dewatering may be required. 1 .1 .5. Water Use Data Annual water use data is based on meter readings from Phase 1 of South University District, a similar water use. The data was collected from billing statements from 8/20/2015 to 9/1/2016. This data is used to determine annual water use from Phase 2. Meter data from Phase 1 of South University District is presented below in Table 1. The average annual flow is approximately 38 gallons per day (gpd) per resident. This accounts for seasonal vacancy during semester breaks and summer. The peak monthly flow measured is 52.8 gpd per capita. Irrigation in Phase 1 is by groundwater wells, so these numbers are only domestic use. An annual average water use of 40 gpd per resident is used for Phase 2 annual water use estimates. For pipe sizing and hydraulic calculations a design flow was developed for Phase 2 based on City of Bozeman Design Standards applied to the planned development. The high density student housing proposed is slightly different than typical residential development, with significantly lower irrigation demands per resident. To determine the combined domestic and irrigation design flow, domestic use design flow was obtained based on the typical wastewater generation rate of 89 gpd/person. Phase 2 will be irrigated by City water. The irrigation demand was obtained from the planned irrigation area with an annual application rate of 2.5 feet divided by a 120 day irrigation season. The City of Bozeman peaking factors of 2.3:1 (maximum day to average day) and 3:1 (maximum hour to average day) are applied to the design flow to provide maximum day and maximum hour flows. Water use estimates for Phase 2 of South University District are presented in Table 2. This water use estimate provides annual average water use values to be used for Impact Fee and Cash-in-lieu of water rights assessments, and design flow rates used for pipe size hydraulic calculations. The required hydrant flow is determined using Table H.5.1 of the Uniform Fire Code. For example, a 48,000 sq ft Type V-A building requires a fire flow of 4000 gpm. The fire department is allowing a 75% reduction due to the fire sprinkler system, reducing the hydrant flow down to the minimum required fire flow of 1500 gpm. The total fire flow available will allow for the use of the hydrant and the sprinkler while maintaining the required 20 psi residual pressure. 1 .1 .6. Flow Requirements A hydraulic analysis was performed using WaterCAD. The WaterCAD model incorporates the 12" diameter city water main in Kagy as the primary supply. The model assumes very little if any flow comes from the smaller 6" main in Kagy from the east. Operating conditions and available fire flow in these mains was obtained from the WaterCAD model results provided in the City of Bozeman Water Facility Plan and further calibrated using hydrant flow tests adjacent to the site. The fire flow analysis was conducted at the maximum day demand. Water Mains 6 2/1/2017 The model is setup with existing and new pipes. Junction elevations are based on the project datum (NAVD 88), approximately 15' above the City of Bozeman datum. In order to determine fire flows at hydrants, hydrant lead pipes are provided to junctions representing hydrants (labeled with an H-XX in the model). Hydrant lead pipes have minor losses corresponding to hydrant barrel and nozzle losses. Fire flows are determined at a hydrant residual pressure of 20 psi. Fire flows determined at non-hydrant junctions are of little practical value since without hydrant losses computed fire flows are artificially high. The pump curve provides decreasing pressures with increasing flows corresponding to head losses in the distribution system outside of the model. The model was further calibrated with on-site hydrant flow tests. In addition to the City's nearest hydrant flow tests, Stahly Engineering and the City performed a hydrant flow test at the existing hydrant at 12t and Campus. The City flow tester was broken at the time of the test so Stahly's tester was used. A report of this test is provided in Appendix A and the results are also shown on the WaterCad figure. The hydrant test provided a flow of 1920 gpm with a 56 psi residual, demonstrating a large available fire flow. The WaterCAD model results are included in Appendix B of this report. The model shows that hydrants will have fire flows ranging from 3010 gpm to 3338 gpm with a system residual pressure of 20 psi. This corresponds to other hydrant tests in the area, and is representative of a well-looped water system with 8" and 12" water mains. Domestic water service sizes have not been sized yet, but will likely range from 1" to 4" depending on the building fixture units. The building services will be sized to keep velocities in the water meters below 10 ft/sec. Water Mains 7 2/1/2017 1 .1 .7. Sewage System Available Sewer service is provided by city mains. South University District— Phase 2 will connect to a sewer main in West Lincoln Street, in accordance with the city of Bozeman 2015 Wastewater Facility Plan. In locations where water mains cross sewer mains, 18" of vertical separation is provided. 1 .1 .8. Water main stubs are provided to the south in order to accommodate future expansion. Future development was taken into consideration when sizing the southern water main located in the unnamed street. As development moves to the west, an additional connection to the existing 24" water main located in South 19th Avenue will be made, providing additional capacity and redundancy to the future water system.
