assigns forever, all of Grantor's right, title, and interest in the following described real

BE IT KNOWN, that for Ten Dollars in hand paid and for other good and
valuable consideration, the full receipt and sufficiency of which is hereby
acknowledged, The Trust for Public Land ("Seller") hereby sells and transfers to
The City of Bozeman, a Montana municipal corporation ("Buyer"), the following:
All furniture, fixtures, equipment and any other personal property
located at or affixed to that real property located in Bozeman,
Montana at 600 Bridger Drive, 59715 and commonly known as the
Boys and Girls Club of Southwestern Montana, together with all
water rights appurtenant to the subject property and the Property
Documents as defined in that Real Estate Conveyance Agreement
between The City of Bozeman and The Trust for Public Land dated as
of July 10, 2017 (collectively the "Personal Property").
Seller warrants to Buyer that Seller has full authority to sell and transfer the
Personal Property, and that the Personal Property is sold free of all liens,
encumbrances, liabilities, and adverse claims of every nature and description
whatsoever.
Seller has no knowledge of any hidden defects in the Personal Property. Buyer has
had an opportunity to inspect the Personal Property and is satisfied with its
condition, and is not relying on any representation or warranty made by Seller as to
its'quality or suitability for Buyer's purposes. Seller is selling the Personal
Property in its "as is, where is" condition.
