The following representatives have been designated for the work performed under this Task Order: City: Rick Hixson,P.E. Contractor: Tony Gaddo,P.E. SCOPE OF WORK: The scope of work for Task Order No. 10-Amendment#1 is detailed in the attached Exhibit A-10.1 Project Scope of Services. COMPENSATION: Contractor shall be reimbursed on a time and materials basis for the additional services with the original budget increased by $10,375.00, to a revised total cost not to exceed $44,120.00. The total cost for Task Order No. 10-Amendment#1 is detailed in the attached Project Cost Estimate. Contractor shall invoice no more often than monthly for services provided in the prior month. The provisions of the Professional Services Master Task Order Agreement and any Special Terms and Conditions and/or Exhibits or Attachments to this Task Order shall govern the Work. The City will be constructing new roadway improvements in the near future and intends to acquire the necessary right-of-way (R/W) prior to construction. This project will serve as the R/W acquisition process for the roadway improvements project along Baxter Lane and at the intersection of Baxter Lane and Harper Pucket Road in Bozeman, Montana (see Figure 1). The City intends to construct Cottonwood Road to connect at the current tee intersection of Baxter Lane and Harper Pucket Road for the future sports complex south of Baxter Lane. Acquisition packages were previously prepared to acquire permanent easements for Parcels 1 and 2. Subsequent design changes currently require temporary construction easements for Parcel 2 and a permanent easement for Parcel 3. The existing acquisition package for Parcel 2 will be updated to reflect the change to the R/W required. Parcel 3 requires a permanent use easement that was not originally included in the scope of services. A R/W acquisition package will be prepared to acquire a permanent easement from Parcel 3. The intent of this scope of services and corresponding cost estimate is to provide acquisition services on a time and materials, not to exceed basis. Additional costs related to the actual land purchase price, relocation costs paid to property owners, and any costs associated with eminent domain proceedings are not included in this scope of services or cost estimate. The following activities for Amendment#1 will be conducted as outlined below. 1.0 PROJECT RESEARCH • Obtain and review available final design plans. • Coordination meeting with the project team members. • Obtain current deeds and ownership information for Parcel 3. 2.0 INITIAL PROPERTY OWNER CONTACT • Compile contact information for Parcel 3. • Initiate contact with owners. 3_0 SURVEY • Additional work is not included in this scope. Deliverables: • Preliminary R/W exhibits. 5_0 TITLE COMMITMENTS • Additional work is not included in this scope. 6.0 APPRAISALS AND REVIEW APPRAISALS • The previously completed appraisal report for Parcel 2 will be used to prepare the compensation package for the temporary easements for Parcel 2. A new appraisal report will not be prepared. • A waiver valuation will be prepared for Parcel 3 to address the acquisition of R/W and private property features impacted by the project, as required. • QA/QC compensation packages. 7_0 PREPARE CONTRACTS • Prepare preliminary acquisition documents. • Prepare preliminary acquisition costs. • QA/QC of deliverables. Deliverables: • Final signed title transfer documents. 13.0 CONTINGENCY Due to the nature of property acquisition work, the time required to work with individual property owners varies significantly. The scope of services as detailed in this document includes all the necessary steps to acquire property from private owners, but much of that work relies on good cooperation and timely responses from all parties. The contingency item serves to capture the possible additional costs incurred during the acquisition process due to challenging situations with property owners.
