Bridger Drive, provided per BMC 38.24.090.B.2. The Preliminary PUD must include a
request for a relaxation for these lots subject to review and approval by the City
Commission. At a minimum, public access easements must be provided directly adjacent
to any lots that do not have direct vehicular access.

Lane) must be extended to the west property line and a 60' dedicated right-of-way must
be provided to the south property line.
• #17.0 The City of Bozeman Design Standards and Specifications Policy requires 10-feet
of separation to be maintained between water/sewer sees mains and trees, other
utilities, and significant landscaping features. As part of this PUD, trees may be planted
closer to service lines as the City of Bozeman is not responsible for maintenance of
service lines. Sewer services must be constructed to a higher standard and will be
subject to review and approval by the Engineering Division.
Financial Incentives:
1. Waive the Parkland Dedication and allow credit toward the payment in lieu based on
TPL contribution to Story Mill Community Park
2. Waive impact fees
3. Pay the local share of the upgrade to Story Mill Road
4. Pay for the cash in lieu of water rights
5. Provide a grant through the Affordable Housing Fund
