THE GRANTOR(S), WILLIAM H. SIPPEL AND LAURI ANN SIPPEL, CO-TRUSTEES OF THE
WILLIAM H. AND BETTY ANNE SIPPEL TRUST, dated April 25, 1995 and successors(s) in trust,
whose address is 12711 W. Allegro Dr., Sun City West, AZ 85375-6229, for and in consideration of Ten
and No/100 - Dollars, and other valuable consideration, in hand paid, conveys and warrants to the CITY
OF BOZEMAN, a Municipal Corporation of the State of Montana, with offices at 121 North Rouse
Avenue, Bozeman Montana 59715, its successors or assignees, the following-described real estate
located in Gallatin County, Montana:
Tract 4 of Certificate of Survey recorded in Film 13, Page 166, and described as follows: A tract of
land in the West half of the West half of the Southwest Quarter (W'/2W'/2SW%) of Section Two (2),
Township Two (2), South, Range Five (5) East, Montana Principal Meridian, Gallatin County,
Montana, and described as follows: Beginning at a point on the West line of Section Two (2), which
point bears North 01°36'27" East along said West line a distance of 1324.28 feet from the Section
corner common to Sections 2, 3, 10 and 11; Thence North 01°36'27" East along said West line a
distance of 1325.26 feet to the one-quarter corner common to Sections Two (2) and Three (3);
Thence North 89045" 1" East along the North line of said Southwest Quarter (SW%4), a distance of
329.63 feet; Thence South 01°35'26" West, a distance of 1325.13 feet; Thence South 89°44'00"
West, a distance of 330.00 feet to the point of beginning, and containing 10.03 acres, more or less
and as shown on Exhibit A.
The above-named Grantor hereby covenants with the CITY OF BOZEMAN that said Grantor has good
title to the above-described tract of land and covenants that the CITY OF BOZEMAN shall have quiet and
peaceable possession thereof.
