I am writing to provide input on the conditional use permit for cooperative housing proposed for 4149
Clydesdale Court (Lot 12, Block 8, Baxter Meadows Phase 1). I have been a resident of the Baxter Meadows
West neighborhood for four years. The neighborhood is not currently zoned for cooperative housing or multi-
family housing. Residents have chosen this neighborhood for the quality of homes, higher end home values,
respected builders, and long list of HOA rules and regulations that provide a certain quality of life with quiet,
clean streets, homes, and yards. The HOA also does not allow rental units or Airbnb units in order to preserve
the quiet neighborhood. These are all reasons that homes in Baxter Meadows West have been able to grow in
value over the past several years. The quality of our homes, neighbors, and property values are extremely
important to us. Adding cooperative housing to this neighborhood would lower property values and be
detrimental to street parking. There are many other neighborhoods in Bozeman that allow for shared housing,
smaller housing, or rental units. The families seeking this permit should consider those neighborhoods, rather
than move here and attempt to change the rules of Baxter Meadows West. Rules that each property owner has
agreed to when moving here. Allowing this permit would set a precedent that single family zoning no longer
holds weight in the city of Bozeman and can be challenged at any time.
