I am a resident of Baxter Meadows West. My husband and I chose this neighborhood, because it was zoned as single family with quiet streets, views, open space and trail system. Since the time the owners of 4149 Clydesdale Ct. have taken ownership of the property there has been increased traffic on Riata, increased on-street parking on Riata & Clydesdale and building materials brought to 4149 Clydesdale Ct. It appears to me that these two families are attempting to use this Cooperative Housing CUP as a loop-hole to obtain a multi-family residence in a community zoned R-S. This is a single family home with an unfinished basement. I think it is safe to safe that their intent is to finish the basement making it habitable for two separate unrelated families. Let’s say for instance that this house is modified in a way to suit two separate families. When they go to sell the house it’s safe to assume that it will not appeal to a single family buyer, but rather a multifamily. Thus lowering the marketability & price of single family homes in Baxter Meadows. After reviewing the characterizes of Cooperative Housing it seems that it would be rather easy for any resident in Baxter Meadows or Bozeman to apply for this CUP, make some modifications to their house and now they have effectively turned a single family home into a multifamily residence. I am respectfully requesting that the Commissioners deny this CUP. If this CUP is approved it will set a precedence that limits the effectiveness of our zoning laws and could be detrimental to the Baxter Meadows neighborhood or any neighborhood in Bozeman for that matter. Should the commissioners decide to grant the CUP, I would request that prior to the city issuing any construction permits, whether it be for a new light fixture, door, wall, bathroom or kitchen that the owners reapply for their CUP to ensure the single family home maintains its character as a single family home. In addition, if there is any change in occupancy or ownership of 4149 Clydesdale Ct. that the CUP be revoked. Should you have any questions please feel free to contact me.
