To whom it may concern,
I am writing in protest to the Conditional Use Permit (CUP) that has been applied for at the
4149 Clydesdale Court location.
This protest is not a personal attack on the character of these families, it appears that they are
well liked by their community. This protest, however, is in regards to the current covenants in
Baxter Meadows West. It is clear that the Baxter Meadows West Subdivision was designed
and approved by the appropriate City Officials to accommodate SINGLE FAMILY HOUSEHOLDS
and NOT MULTI-FAMILY UNRELATED HOUSEHOLDS.
More than anything, this poses a great safety risk to the family and residence of Baxter
Meadows West. As has been mentioned in other protests, the increased traffic alone, poses
safety issues. As a single-family residence there are many young children in this community.
We teach our children many things, one of which is safety. Wear a helmet, put on your
seatbelt, look both ways before crossing the street, just to name a few. While we teach our
children these safety measure, we cannot control others. An increase in traffic, especially
those that do not abide by speed limits, poses an increased safety risk to these children.
On average a single-family home has 9.5 automobile trips per housing unit. Saturdays increase
to 10.10 trips/ unit.* With 2 families living in a single-family house, we can assume this will
double, and therefore increase the safety risk of those of us living in this community.
On another note, Baxter Meadows is a carefully planned subdivision and it is marketed and
sold (from purchase to monthly HOA payments) to residence as such. The Subdivision has
already planned for and set aside sites that are acceptable for multi-family dwellings. Allowing
the permit is allowing a disregard for the rules of the subdivision and undermines the ultimate
authority of the City of Bozeman and the Baxter meadows subdivision.
