I'm writing in protest of the conditional use permit (CUP) application for 4149 Clydesdale Court. I am a
current homeowner in Baxter Meadows West subdivision. When we built our home, we completed our
due diligence and made sure that we understood the HOA by-laws and convenance. One of the reasons
that we chose to build our home here is because this part of the neighborhood is zoned to allow for single
family residences. If we were interested in living in a neighborhood with a higher density of people, we
would have chosen to live in a different neighborhood in Bozeman. Affordable housing is an issue in
Bozeman, but approving this CUP will set a precedent for the entire City that a Single Family Home can
be converted into a multi-family high density living situation with a simple application. I would hope that
the city would honor the zoning the way it was legally recorded and protect our investment.
This is not an issue about the character of these families. Their character should have no influence on
the approval of this CUP. The problem lies in the fact that this part of the neighborhood is zoned for
“single family” as well as the RS Designated Zoning III CRS, which specifically states “one single family.”
Allowing two families for a total of ten people to live in a house that is zoned for single family brings in a
density of people that this street is not meant to support. I have already witnessed multiply cars parked
illegally in the cul de sac. There is insufficient parking for this living arrangement which in turn affects all
of their neighbors. Additionally, on a street that is typically quiet and safe I have personally observed
speeding cars coming down Riata, not slowing for pedestrians, parking and proceeding to walk to 4149
Clydesdale Court.
It is my hope that you would understand my concern and choose to protect our Baxter Meadows
community and deny their request.
