I apologize for a second email, but would like to make further comments on the situation. First, I would like to draw the commissions attention to the fact that the correspondence received in favor of the desired CUP is coming from outside of the Baxter Meadows area. The letters pay little to no attention of Bozeman's zoning regulation and make general comments and reflections on the quality of the potential residents of the 4149 Clydesdale home. Most of the letters received, as of today's date, that are not in favor of the CUP come directly from the residences in Baxter Meadows and after (I hope the commissioners once again notice) at minimum a two week time period since closing on the house and as a result of changes we have seen take place in our neighborhood even before the other family has moved into the location. Secondly, I would like the commission and the community to know that we, my wife and I, personally met with Matt, Jesse, Meehee, and Tim Hart (realtor) before the purchase. They are wonderful people as much of the correspondence states. I have no doubt they would be quality neighbors and an asset to the Baxter Meadows community. However, we have to assess what two families living together potentially bring in increased traffic, problematic parking, increase city provided services, and loss to city and HOA revenue as a result of shared expenses. To quote a good friend, "This is the type of thing you say in a tree house when your 6 years old. Wouldn't it be great to move in here and live together? Not when your professional adults and have 3 children each.". Matt, whom I believe is not currently occupying the home, has already gone out of his way and offered to snow blow our driveway when I was away from the house. However, this honeymoon ended shortly when my 20 month old son and I were nearly ran over by two vehicles charging down our street only to pull over and park on the street away from the house revealing a total of 11 people getting out of the vehicles and promptly walking to the 4149 Clydesdale house. Third, to the people whom have corresponded in favor. I hope you consider the effect of you tying your name permanently to this situation. Does is seem like a good idea for a bank to split a title on a home between two owners? Does it seem like a good idea for a real estate agent to buy and sell people a home for which there is a possibility that the CUP is not achieved? Is it a good idea to be adding traffic and moving lumber into a home 1.5 weeks before a desired CUP? Has a building permit even been filed with the city? Do you want to tie your name, business, and church affiliation to the breaking of codes, the causing community disruption, and unrest for neighboring properties? Lastly, I will repeat fore mentioned violations to the proposed CUP. Section 38.19.110 defining criteria for a Conditional Use Permit, subsection E1 requires adequate parking and E2 states that there be no material adverse effect on abutting properties. Potential future residents will have four vehicles at the location designed for two and the material adverse effect is carried by all abutting neighbors. I can assure you, while I am all in favor of the work Matt and Jesse put into the lives of young adults, we have had adverse effects impact our lives by the traffic flow, the questioning of a Couch Surfing Website membership (whatever the heck that is), and the foregone conclusion of an achieve CUP by moving building material into the location. Buying a house of this caliber in Bozeman is a struggle for a single young family (2 kids), we know, but it can be done and my wonderful wife (small business professional) and I (teacher) are proof of that struggle. This CUP option only raises potential home values (more incomes) that so many sited while saying they are in favor of CUP because the market is beyond reach for the average Bozeman owner.
