FOR VALUE RECEIVED, DONALD K. WEAVER, JR., and MARTHA F . WEAVER,
2404 Spring Creek Drive, Bozeman, Montana 59715, the Grantors, do hereby grant, bargain,
sell, convey an confirm unto THE CITY OF BOZEMAN, Montana, the Grantee, for public
park, the following described premises, in Gallatin County, Montana, to-wit:
Tract 2C3, Sourdough Trail Open Space, of Westridge Meadows #6, a minor
subdivision plat #83A, a tract of land located in the NWl/4 of Section 19,
Township 2 South, Range 5 East, P.M.M., Gallatin County, Montana, according
to the official plat thereof on file and of record in the office of the County Clerk
and Recorder of Gallatin County, Montana.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the said
Grantee, its successors and assigns forever. And the said Grantors do hereby covenant with the
said Grantee that it is the owner in fee simple of said premises; that they are free from all
encumbrances and liens except zoning ordinances, building and use restrictions, reservations in
federal patents, beneficial utility easements of record and restrictive covenants of record against
the above-described property, and that it will warrant and defend the same from all lawful claims
whatsoever.

Dear Jim:
I am furnishing you the following facts regarding the gift of
the park. Bonita Denton of the Tax Appraisal Office said the market
value of residential lots in Westridge Meadows South is $1.75 per
square foot and that open space is valued at 25% of that or $0.4375
per square foot. The park contains 0.86 acres or 37461 square feet.
This gives a value for the land of $16,389.19, a figure I would
agree with.
We made substantial improvements to the park in 1990, 1991 and
1992. These include the improved Sourdough Trail, fences along the
park boundary, planting trees, installing an irrigation system and
planting grass. We also built two small ponds. I kept a detailed
account of these costs and they are as follows:
1990 $5,658.67
1991 4,002.56
1992 2,110.25
Total $11,771.48
The land value plus the improvement costs total $28,160.67. I
hope these are the figures you need.
