Date:Monday, October 23, 2017 4:47:10 PM Dear City Commissioners, I live at 1202 S. Spruce Drive in one of the original homes to this subdivision (1960). It is a little less than 1,000 square feet with a detached single car garage. My husband and I have loved living here the last 27 years and made many improvements to the property. Now as we look into creating just a bit more space, there are lots of roadblocks. Because the property is on the outside edge of the “horseshoe-shaped” street, the frontage is 56.55 feet (less than the required 60 feet for an ADU, but 87.96 feet in the back yard). I can’t do anything over the garage because that would make it taller than the house, which also is not allowed. I do not know how the date of when a subdivision is platted would make any difference to what makes sense to do or not, and many people get around the rules by attaching buildings that really detract from the property. As you work to allow more infill rather than sprawl, I hope you will consider subdivisions such as New Hyalite View rather than the dates of platting. A builder I spoke with suggested I write to express my concerns with the way the new codes are being revised, and these were his comments about the rule changes: b. Located above a detached garage only in subdivisions receiving preliminary plat approval after January 1, 1997. Location within the principal dwelling is notrestricted by the date of platting.
