To the City Commissioners:
My comments are concerned with the retail/commercial aspect of the Black Olive, which I feel is being completely
overlooked given all the focus on the issues related to scale and design of the proposed building’s residential
components.
As of now, there has been no mention nor even consideration of where employees associated with the proposed retail
space are supposed to park. I can’t understand why parking is not being provided for potential employees. Without
parking accommodations, these employees – who will, presumably, be working standard shifts throughout the day and
evening - will be forced to park on the outlying streets, yet these streets are already overburdened with employees of
current downtown Bozeman businesses. I live at 210 S. Black, right near the intersections of both Black and Olive streets
– and Black and Curtiss streets. Every morning when I leave for work at 7:30 am, I see individuals (NOT carpoolers btw)
parking their vehicles on these streets as they walk two or more blocks to their respective places of employment in
downtown Bozeman. These individuals then leave their cars parked for the majority of the working day, and there is no
reason to believe that employees working in the commercial space of the Black Olive will be any different. These newest
commercial tenants will increase the competition for on-street parking in the neighborhood. Furthermore, with so many
vehicles parked long-term in the vicinity of Black, Olive and Curtiss, people wanting to patronize any business located in
the Black Olive will be hard-pressed to find convenient parking.
I find it odd that the developer, Mr. Holleran, did not consider the parking needs – whether long- or short-term – for the
commercial tenants and patrons of his proposed Black Olive. He certainly considered it when designing his 5 West
building: immediately adjacent to that building there is an ample-size parking lot for his tenants. Why did he not consider
the parking needs for the retail space of the Black Olive accordingly?
By adding to the already congested parking on the local streets, the Black Olive is poised to subtract rather than add to
the quality of life in downtown Bozeman. Please vote against this building.
