The five- story building is out of character for bordering one of our town's fragile historic neighborhoods that are adjacent to Bozeman's downtown core. The height of the building is too tall and would set a precedent for future development that we believe is not in the best interests of existing neighborhood property owners or Downtown Bozeman. We do not want to see further excessively tall buildings constructed that create a wall of sorts in this part of Bozeman's core.. Already the Element Hotel and other development on Mendenhall has taken away the "view-shed" for the downtown area. We are also concerned that the Black-Olive project will not provide adequate parking for those using the building. Furthermore, this building will not provide truly affordable housing for the regular working citizens of Bozeman. This building caters only to the well-off. While we acknowledge the need for "in-fill" development, the height of the Black-Olive proposal clearly is excessive. If the building were scaled back to three stories, it might be a more acceptable project for it's current site. At its current height, we believe the Black-Olive proposal would be better located on North Seventh as a re- development project--but only where it would not encroach upon existing residential neighborhoods. Furthermore, the project needs to include truly affordable housing commensurate with the wages of those who live and work in Bozeman. Alternatively, the project might be located along the freeway corridor, where many other tall buildings have already been built and don't encroach on residential neighborhoods. We urge you to say "no" to the Black-Olive proposal as it is currently designed. Saying "yes" would set an unacceptable precedent for development adjacent to existing residential neighborhoods.
