Bucossi - Black Olive II1 Robin Crough From:William Bucossi <wbucossi@yahoo.com> Sent:Sunday, October 8, 2017 8:34 PM To:Agenda Subject:Comment regarding the Black Olive Project Categories:Public Comment City Commissioners, My wife and I own a single family home at 223 E Olive Street, about 1.5 blocks from the proposed Black Olive project. We do support infill in downtown Bozeman and believe the lot at the corner of Black and Olive could be a great opportunity for mixed use and/or dense development. However, after extensively reviewing the building plans we object to the project for two primary reasons. First, it does not not appear the current design considers the context of the surrounding historical neighborhood. It is simply too tall and will not blend well with the single and double story homes South of Olive. Second, plan does not allocate sufficient off-street parking. The proposed project appears to be in direct conflict with the NCOD guidelines protecting historic neighborhoods from exactly this type of development. To make the project more tenable we would like to see Mr Holloran consider the following modifications. 1. Reduce the height of the building by the equivalent of two stories so the building fits in context with the surrounding historical neighborhood. 2. Provide two off-street parking spots for every three bedrooms which is consistent with the national average. Regards, Will Bucossi
