To whom it may concern:
I am writing regarding the proposed Bryan Residence located at 502 E Cottonwood,Application 14-417. I feel that there are a number of concerns with the project as proposed
and that some modifications should be made before it receives a Certificate ofAppropriateness.
* I believe that the "overall height, size, and proportions" are out of synch with adjacentstructures. As proposed it is much larger than any homes in the immediate area, especially the
one directly to the east. This is not keeping to "Guidelines for residential character areas"calling for new buildings being "similar in mass and scale to those single household residences
seen traditionally."*The design currently calls for a height of three stories in the front - this seems to be in
conflict with COA guidelines calling for a front wall of no more than two stories. * I also feel that this project would benefit from addressing issues of "massing." As presently
designed it has a number of large flat planes that appear to be prominent features, much out ofcharacter with any nearby structures.
I suggest that this project not receive a COA unless/until these conflicts with city guidelinesare met. I believe that Bozeman has these guidelines in place in order to preserve the
character of our neighborhoods and I strongly support adhering to them.Thank you for the opportunity to express my concerns.
