We live at 514 E Cottonwood St, two doors down from the proposed residence. The south side of Cottonwood St has been been developed recently, and has emerged as a pleasing mix of modern homes that are similar in size andaesthetic. I often have residents from other neighborhoods stopping by to compliment the tasteful and eclectic development that has occurred along our block. We feel we have something very special, a block to be proud of. I was very concerned to see the proposed project plans submitted before the city for the last remaining undeveloped lot. Rather than fitting in with the size of all of the rest of the homes on our block, the developer proposes to build a home that is an order of magnitude larger than therest of the homes. I am particularly concerned about the height of the home, as a >30' structure would loom over the entire neighborhood, standing out like a cruise ship at a marina of sailboats. Not only would this create an unpleasant aesthetic, it also degrades the privacy of the othernearby homes. Our lot sizes are relatively small, and our homes are close together. As a result, we neighbors take great care to be mindful of one another's privacyand we all work together to ensure enjoyment of our lots. However, a home that is one story taller than the rest, with a 3rd floor outside deck, would tower over adjacent properties, diminishing neighbors privacy and ability to enjoy our private lots. Looking out from our backyards, our viewsof this one home would block our western sky. We strongly feel this proposed project is inconsiderate and inconsistent with the rest of the neighborhood. We respectfully request that the citywork with the developer to bring the home more in-line with the scale ofall of the other homes on our block. Lowering the height of the building, and requiring the outside deck to be a 2nd floor deck (like several of our other homes) would go a long way towards ensuring our neighborhoodremains cohesive aesthetically and appropriately respectful of allneighbors.
