RE: UDC Update, Article 3, Section 38.360.240 (Pages 267-272)
Dear Commissioners:
The current UDC Draft prohibits front-loaded garages on properties less than 30 feet in width. The
proposed language is too stringent and does not allow any flexibility for quality design or unique
circumstances. Single-car front-loaded narrow townhomes and rowhomes are a great option for either
urban infill or affordable housing. Overall, more flexibility is needed to support architectural diversity in
our community. While alleys are a great neighborhood design solution in many cases, they are not
always a viable or desirable option. Below are a few snapshots of great examples of front-loaded single-
car narrow townhomes and rowhomes.
