Bob et al.,
This house at 320 North Montana St (just 2 blocks from City Hall) is a public nuisance. It was
sold ‘as is’ in 2014, which read ‘not habitable’. It has been unsecured since then. It has had
vagrants/ and rodents. The rodent problem has exploded. It has cost me tenants and monies
to try and fix my the situation on my property. However it can not be fixed if the City of
Bozeman allows this house to continue to stand. By boarding it up and ‘securing’ this house,
doesn’t alleviate the rodent problem. In fact it makes it a safer home to the rodents. Bozeman
Pest Control told me that a rodent can enter or exit a hole the size of a dime.
I have filed a complaint with the County Health Department. I spoke with Officer Johnson
who contacted the current owner. I have met with Bob Risk and have tried contacting Marty
Matsen in regards to a proper solution which is get rid of the house! I speak for all my
neighbors, many whom have had to recently throw out all of their food in their cabinets, when
I say please CONDEMN this house.

Thanks for your quick replies. Last I would like to inform you that in 2014 when it last sold to
the current owner these were the exact remarks listed on MLS done by Donnie Olsson of
Keller Williams.
“ Hard to find, very unique property, 2.5 block from Main Street, Bozeman. The
home itself is not habitable and it would be up to the buyer to determine whether or not it'ssalvageable for a remodel. All utilities have been turned off to the house.”
Please understand that after 3 years of neglect there is no possible way the city of Bozeman
can believe this will ever be repairable. I appreciate your time. I would be happy to forwardyou MLS listing #198346 from May 23, 2014. David Perlstein

The property owner always has the option to repair a structure. It’s unlikely that the
city will actually condemn the house. Again, we will be working with the property ownerto determine the best solution to the problem. That’s all I have for you right now.

The first step is to secure the property in order to minimize the publicnuisance/safety issues that currently exist. After that, our Department of CommunityDevelopment, which includes the City Planning and Building Divisions, will work with theproperty owners to find a more permanent solution. Hope this helps. Bob,
The house has not been vacant for at least 6 years and is clearly not habitable. It is now a
nuisance property for health reasons and securing the property to prevent access fully doesn’t
take care of the now rodent property. It has ceased its use as a house and my neighbors and I
all don’t believe it should be allowed to continue. Once the house is secured, how long will it

I am writing to see if there is any update on the structure at 320 N Montana. It was sold years
ago vacant and has been kept as such for all this time. We have had vagrants, kids partying,
and now a massive infestation in the neighborhood of rodents. These are all traced to this
house. I have complained as a landlord to the police. Recently the owner of the property told
Officer Johnson of the Bozeman Police that he had tried to ‘demolish his condemned house ‘
but the City of Bozeman wouldn’t let him. It ends up that was not the complete story as it
seems he wanted to knock it down whilst submitting new plans to build a home. In the
meantime this structure is unsafe and a liability for all neighbors.
I have filed a complaint with both Gallatin Health Department and Building Department on
behalf of all my neighbors and tenants. Winter is shortly upon us and we’ve been advised you
can’t rid a rodent problem without fixing the source. The source is that house. We ask the City
of Bozeman for immediate help as this house is only a nuisance to a healthy neighborhood.
