Benton - UDC Update, ADU's Lynne Conkling Benton Mark Benton 204 / 208 S. 3rd Ave. Bozeman, MT August 29, 2017 Mayor Carson Taylor Deputy Mayor Cyndy Andrus Commissioners: Jeff Krauss, Chris Mehl, and I-Ho Pomeroy City of Bozeman Planning Dept., Chris Saunders & Tom Rogers RE: AGAINST Accessory Dwelling Units (ADUs) zoning changes We are writing in regards to potential zoning changes that affect accessory dwelling units (ADUs.) Unfortunately, we are out of town and cannot attend the hearing, but appreciate you considering our opinions. We are in favor of ADUs because we believe they benefit our community in the following ways: 1. Encourages diversity and limits discrimination in neighborhoods by providing flexible housing options. Large houses for those that can afford them, ADU’s for service workers, mother-in-law quarters as population ages, lower income individuals. 2. Provides efficient use of existing lot space by placing living quarters above garage. 3. Minimizes dwelling footprint on the lot. 4. Allows for more open space by including living area above garage. 5. Provides additional income for families that can barely afford the significant increases in property taxes, home repairs and other expenses. 6. Provides additional tax base for city when owners rent their ADU. 7. Increases available affordable housing. Bozeman is in serious need of additional affordable housing in the downtown area.
