Hello,
I'm a Bozeman home owner living in the R2 zoning district of the Cooper Park neighborhood. I wouldlike to communicate my opinions on proposed ordinance 1974 to the city commissioners for theirconsideration.
1. I am strongly opposed to a density cap on short-term rentals in any zoning district of Bozeman as thissets up a clearly unfair situation in which some property owners are afforded rights that are denied toothers for no fault of their own. This is not how we fine people of Bozeman treat each other and I wasvery disappointed to learn that such an unfair measure was under consideration. Especially in recenttimes, people must spend a tremendous amount of money to invest in the Bozeman community and allBozeman property owners should have equal rights to do as they please with their investments.
2. I feel strongly that short term rentals have a positive influence on our neighborhoods. These units aretypically very well kept and their rotational occupancy and high income potential dictate that they areregularly improved as money from rent is reinvested in the property to ensure continued marketability topotential renters. As a general rule I find these units more attractive and less of a disturbance to theneighborhood than long term rentals, and often times, owner occupied homes. they provide great incometo the community, and in fact I have enjoyed on several occasions, meeting the different folks who cometo visit several short term rental units near me.
I am a strong supporter of short term rentals in Bozeman and the right to operate a short term rentalshould apply equally to all property owners irrespective of the density of short term rentals in theneighborhood or city-wide.
