Gentlemen:
Below, please find the owner occupancy requirements for detached condo developments in the email tread below.
Carson publicly stated that detached condos have 70% owner occupancy requirements.
Robert Gregory at Ist Security Bank, with his access to underwriters, is fully qualified to make this case.
The reason I keep harping on this issue is because condos, especially detached condos, are both cost effective to
build and you (staff) are now in the housing business. Therefore you need to be aware of typical housing financing
and rules. For example: If you intended for builders to produce only single family homes and townhouses, you
would say, "single family residences as understood by the secondary market." Since you wrote: "single household
detached dwellings" anyone in the industry will understand that detached condo projects are included.
Please be careful how you define housing issues. Also, since HRDC is your agent, please require they have a staff
Realtor or engage a local Realtor so they can make timely contracts for their approved ready and willing and able
clients. Without a close relationship with a Realtor, those clients will continually miss out on affordable housing
opportunities. Separate from your IZ mandate, we will produce affordable housing. You and HRDC will have to do
your part connecting low income clients with these properties. We are happy to help. However, we are not in the
business of social work. We are plenty busy building shelter in our community.
Let's work on improving the cities collaboration with the building industry. Regarding SWMBIA, we likely only
represent about a third of the builders in Bozeman. We can only do so much educating our members. We have no
real access to the other non member builders. Bob Risk is more likely have contact information on all local builders.

The entire association needs to be detached condos. If it is, then there are no owner occupancy requirements for that
association…

Detached condos do not have the owner occupant requirements that normal attached condos do….……Hopefully
