Thank you and have a great weekend. Dear Members of the City Zoning Commission, Our names are Thomas Davis, Madison Garrett, and Kenny Straus. We represent a business entity seeking to open a Mellow Mushroom pizza restaurant at 720 W. Main Street. Mellow Mushroom is a highly-regarded brand that provides excellent pizza and other fare around the country in communities similar to Bozeman. Mellow Mushroom restaurants are also known for their community-focused business models as well as providing vibrant atmospheres that appeal to both young adults and families. We are asking for your support with a vote for the EDD’s proposal to streamline and reduce parking requirements in the B-2M and Midtown Urban Renewal District. We love the idea of choosing our location in this district to be a part of its revitalization. We believe our restaurant will add great value to the aesthetics, atmosphere, and general quality of establishments in this area. As the current code stands, we would be required to have roughly forty (40) parking spaces for only 2000 square feet of seating. In a location like this with such high foot traffic and so many Bozeman residents using alternative transportation modes, we don’t feel these parking requirements reflect the reality of our potential customers’ transportation choices. Additionally, having thoroughly analyzed our square footage requirements, we believe such high parking requirements will be a non-starter for us to invest in opening at this location. Several other nearby businesses, specifically restaurants, have done very well with even less potential parking (e.g. Sweet Peaks and Paulie’s Hot Dogs). We are extremely passionate about bringing such an incredible restaurant brand to the city of Bozeman and we are equally excited to potentially contribute to the betterment of the midtown district.
