We, the following undersigned residents of Willowbrook Condominium
Association, have specific objections to the proposed development of the lot
identified as 214 North 24" Avenue (lot 9, block 3, West Babcock Subdivision),
Bozeman, MT.
The objections are as follows:
• the two houses on the conception drawings are not consistent with the
existing development of the West Babcock subdivision, which currently are
single-story dwellings and each of these single-family dwellings is situated
on approximately a 0.12 acre lot;
• we do not believe that the lot, being 0.127 acres in size, can support two
single-family homes and garages (600 square feet and 400 square feet,
respectively);
• also, the exits as proposed, one on Beall Street and one on 24A Street, are
unacceptable; Beall Street is already a high-traffic street on which the speed
limit is seldom either obeyed or enforced;
• the Beall —24A Street intersection is hazardous and any additional entry
traffic or on-street parking will add significantly to the hazard situation
which already is there.
We propose that the conception drawings be changed to support one single-family
home, to blend with the existing neighborhood, with the entry driveway located on
2421 Street.
