This letter explains our reasons for concern and opposition to the proposed
Golden Gate Condominium development in its present form. There are three
main areas of concern.

First - The total lack of concern for neighborhood character. The proposed
apartment/condominium three-story buildings are completely incompatible with
the rest of the Loyal Garden area. A style similar to town homes and
architecturally similar to the existing neighborhood would be much more
compatible with the existing Loyal Garden development. In addition, a three story
five-unit building style would be very unattractive in this neighborhood, probably
lowering property values significantly.

Second - Traffic density and flow have not been adequately assessed. The
most recent study was done 8-10 years ago and does not reflect today's traffic
conditions. This needs to be re-done. In addition, the study was only done on the
bordering Cottonwood Rd. and Huffine Ln. The present traffic flow situation within
our development has not been addressed at all. This really needs to be done.
With an estimated 170 or so cars (based on two cars/per household, for 84 rental
units) driving through the anly proposed building exit on Golden Gate Ave twice
daily, there will be a problem. There is only one main entryway into Loyal

Gardens, and that is Alpha St. to Golden Gate Rd. That exit is going to be
clogged with traffic.
Third - Parking. The builder proposes two parking spaces per unit with no
garages planned. A question: where are those residents with more vehicles, or
guests, going to park? On the streets surrounding the building project?
Remember, many residents of Bozeman own recreational vehicles such as RVs,
boats, trailers, four-wheelers and motor cycles. There is no place to
accommodate such vehicles, meaning that there is going to be a very nasty
parking situation spilling over into the rest of the neighborhood.

We understand that the city of Bozeman needs more housing of different types.
However, it is difficult to accept that such an extreme density needs to be
imposed on this neighborhood. A density of 14 to 15 units/acre is considered
"high density." The proposed Golden Gate Condo will have 25 units/acre, which
means a 44% higher density than originally expected. Two-story buildings would
probably be more in keeping with the density supported by the environment,
character of Loyal Gardens, traffic flow and parking.
