As you deal with push-back from neighborhood residents on so many of these development
projects, I hope you have begun to see - as is clear to me - that the question is not does this or
that project meet the zoning ordinance, but what's wrong with the ordinance as it currently
is. Whenever whoever was involved is designing the current ordinance, there was clearly no
adequate community involvement, or at least inadequate community understanding of what was
proposed. And, no doubt, there was an attempt to involve the community; clearly few were
paying attention. It would seem prudent to me to discontinue reviewing any projects of the
nature of Black/Olive or So/Bro until the zoning code is reviewed for conformance with where
the neighborhoods really are and what the values of those citizens are in regard to development.
Failing this consideration, I think you put yourselves in the same situation you did a couple of
weeks ago, when you approved the liquor license for the Taproom, despite knowing it was
clearly not in conformance with state law. I appears that you felt one bad decision in the past
regarding this facility required another.
