Bridges - Black Olive April 3,2017 <Sent Via Email to Nolan Campbell> RE: Proposed Black Olive Project, Letter to be read at hearing and delivered to Commissioners Dear City Commissioners, My name is Nicholas Bridges. Our family owns the 33-unit property called"The Blackmore"across the street from the proposed Black Olive property. I apologize for not being present at this meeting, but am glad that our broker, neighbor, and friend Nolan Campbell will read this on our behalf. We are in favor of the development as proposed. Even though we stand to be significantly Impacted (views,construction noise, and competition for apartment renters)we feel that 1)the development is by-right and 2)is good for downtown Bozeman.There is a lack of high quality rental apartments In Bozeman currently. More rental units downtown will bring more business to the retail, restaurants, bars, and shops on Main Street. We feel that apartments belong near the"urban core"of Bozeman rather than out in the suburbs.And In fact,the city's plan and zoning rules seem to reflect this too.As I understand it,the development proposed by HomeBase is allowed under current zoning.As an out-of-state Investor in Bozeman,we are uniquely suited to remind the Commissioners that when an investor makes the decision to purchase a property(or a lender makes the decision to finance it)we rely on the zoning and rules as fact. Not subject to interpretation. It Is important for all of us that we uphold the importance of zoning and do not set a precedent for subjective revisions.
